**Overview**
We are seeking a dedicated and skilled Caretaker in our 120-suite hi-rise building located in the West End of Vancouver. This role is responsible for building operations including cleaning, janitorial services and basic equipment maintenance. There are also some administrative duties. The position is directly managed by our Property Management company on a day-to-day basis under the direction of our Strata Council. We have a list of specific duties defined and these will be adjusted from time to time as needs arise. **Responsibilities**
- Cleaning, vacuuming, mopping and waxing floors as required.
- Keep both interior and exterior common areas of the building clean.
- Maintain grounds by sweeping walkways and driveways. This includes salting and removing of snow as required. Pick up any litter and garbage.
- Ensure pool is operating at proper chlorine, pH and alkalinity levels. Perform seasonal opening and closing procedures to City health standards.
- Carry out minor repairs in the building.
- Perform basic preventative maintenance on building systems including backup power supply, pool, laundry equipment and parkade doors. Call in licensed professionals as required and in emergency situations.
- Coordinate with trades, contractors and engineering consultants on scheduling and building access.
- Serve notices and documents as directed by the council and property manager.
- Be accessible during working hours in the Caretaker Office by cellular phone when out of the office.
- Ensure building fire safety equipment is functioning properly and test daily.
- Issue, record and manage key fobs and other matters related to the computerized security system.
- Prepare activity reports and keep maintenance logbooks.
- Respond to emergencies which occur during, and occasionally outside of regular work hours.

**Requirements**:

- Proficiency in English, both written and verbal, for effective communication with owners, elderly residents, contractors and building management.
- 5 years building caretaker experience or related experience in a similar role.
- Proven handyman skills are an asset.
- Highly motivated and able to work independently, with limited direction while at the same time, demonstrating effective communications.
- Proven ability to prioritize needs in an unstructured environment.
- Basic understanding of electrical and plumbing systems. Knowledge of commercial systems a plus.
- Good working knowledge of computers and word processing, specifically Microsoft Office (Excel, Word).
- Basic understanding of the Residential Tenancy Act.
- Strong problem-solving skills with a logical approach to troubleshooting issues.
- Strong organizational skills and attention to detail.
