**About the Role**:
**Key Responsibilities**:
**Maintenance & Repair Program Leadership**:
- Develop, implement, and evaluate maintenance programs to ensure the functionality of plumbing, electrical, mechanical, communications, carpentry, painting, drywall, and grounds care.
- Coordinate and oversee general and preventive maintenance activities across the facility, including repairs and new installations.
- Monitor the performance of equipment and systems to ensure safety and compliance with industry standards.
- Lead repair and maintenance activities to minimize disruptions to residents and ensure timely and efficient service.
**Team Leadership & Supervision**:
- Supervise, train, and guide the maintenance, housekeeping, and laundry staff, ensuring effective teamwork and high standards of performance.
- Set annual goals and objectives for the department, providing ongoing coaching and evaluation of staff performance.
- Manage scheduling of maintenance, housekeeping, and laundry staff to ensure adequate coverage across all shifts and minimize disruptions to residents.
- Oversee payroll administration for the department, ensuring accurate and timely processing of employee hours and compensation.
- Navigate and manage operations in a unionized environment, ensuring compliance with collective bargaining agreements and maintaining positive employee relations.
- Address and resolve employee concerns or grievances in alignment with union agreements and company policies.
- Foster a collaborative work environment by working closely with other department heads and external service providers.
- Oversee hiring, training, and orientation of new staff members, ensuring alignment with organizational values.
**Operational & Administrative Oversight**:
- Maintain accurate records of maintenance activities, contracts, and equipment inspections to ensure proper follow-up and budget controls.
- Manage departmental budgets and ensure efficient allocation of resources.
- Assist in the execution and renewal of maintenance service contracts.
- Maintain compliance with health and safety, fire safety, and quality improvement programs.
**Emergency Management & Safety**:
- Be on call for emergency situations, providing rapid response to urgent maintenance needs.
- Ensure all work areas meet safety standards and adhere to environmental regulations.
- Regularly inspect and maintain safety equipment, such as fire alarms, sprinklers, and emergency systems.
**Qualifications**:
**Education & Certifications**:
- Post-secondary training in building maintenance or a related field.
- Valid JHSC Training Part 1 & 2 an asset.
- Valid CPR/First Aid certification.
- Valid Driver’s License (G2 minimum).
**Experience**:
- 5-7 years of experience in facilities management or building maintenance, with a strong background in plumbing, electrical, and mechanical systems.
- Proven experience leading and supervising teams within a maintenance or environmental services department.
- Prior experience in a retirement, long-term care, or healthcare setting is preferred.
- Experience managing in a unionized environment, with knowledge of collective bargaining agreements and labor relations.
**Skills & Attributes**:
- Strong leadership and organizational skills with a focus on team development.
- Ability to work independently and make sound decisions with mínimal supervision.
- In-depth knowledge of maintenance management, building systems, and health and safety regulations.
- Strong problem-solving abilities and the ability to manage multiple projects simultaneously.
- Excellent verbal and written communication skills.
**Physical Job Requirements**:
- Ability to lift up to 50 lbs. independently.
- Ability to stand, bend, and stretch for extended periods.
- Ability to work in confined spaces and on ladders.
- Ability to push/pull wheeled equipment up to 50 lbs.
