The department of Facilities Management & Development (FMD) provides NAIT with well-planned, designed, constructed, and maintained facilities to support a safe, clean, attractive, and comfortable environment for students and staff.
The Building Environmental Specialist (BES) is essential to the operation and maintenance of NAIT's Building Management Control Systems (BMCS), ensuring that campus facilities remain environmentally safe, healthy, and comfortable for all occupants. This role supports NAIT's Facilities Management & Development team by providing specialized expertise in operating and maintaining systems that control heating, ventilation, air conditioning, and lighting throughout the campus. Additionally, the BES will assist with project development, support engineering processes, and mentor staff on efficient facility operations.
**Key Responsibilities**:
Operation & Maintenance
Monitor and optimize HVAC system performance to meet scheduled requirements (start/stop, holiday modes, unoccupied modes)
Diagnose and resolve operational issues affecting comfort and safety (e.g., system failures, temperature adjustments, ventilation issues)
Assist in coordinating responses to BMCS alarms with facilities' operations and maintenance teams
Track and validate system modifications, including BMCS overrides
Identify and address system optimization opportunities, and monitor energy and environmental parameters for efficiency improvements
Communicate urgent repair needs with management and client coordinators for approval of significant repairs
Maintenance, Troubleshooting, and Optimization of BMCS & HVAC Systems
Coordinate and plan outages related to maintenance or projects; provide field assistance when necessary
Open work requests and escalate issues as needed
Continuous Commissioning & Energy Management of BMCS & HVAC Systems
Develop and maintain technical documentation (inventory, operational procedures) for building HVAC and energy management systems
Support environmental and sustainability program initiatives
**Skills & Abilities**:
Strong HVAC system knowledge, including design, operation, maintenance, and thermodynamics
Proficiency with various Building Management Control Systems (BACnet environment, multi-vendor systems)
Ability to develop and review BMCS program logic related to desired operational sequences
Deep understanding of comfort parameters (temperature, humidity, airflow) and their impact on energy efficiency
Proficiency in MS Office, BASIC programming, and CAD software
Skilled in reading and interpreting building and control system schematics
Excellent communication, organizational, and prioritization skills
Must be able to access facility infrastructure, (e.g., rooftops, mechanical rooms) use ladders, and other access tools and able to work in hazardous or irritating environments, confined spaces, and adverse weather or temperature conditions, to wear and work in personnel protective equipment

**Qualifications**:
Diploma in HVAC, Refrigeration and Air Conditioning, Instrumentation, or Alternative Energy
Minimum of 5 years of experience in building HVAC, controls, and automation
Eligible for Certified Engineering Technologist (CET) or Certified Technician (C.Tech) designation with ASET
Journeyperson or Master's trade certificate is an asset
Experience with BMCS systems is required
Experience in a campus setting is an asset
Valid Class 5 Driver's License required
Applicants with education credentials earned outside of Canada should have their credentials evaluated by World Education Services or the International Qualifications Assessment Service (IQAS).
**Hours of work**:
Typically, work hours are Monday - Friday 7:00am to 3:30pm.
To minimize interruptions to NAIT's students and staff this position will be required to work flexible hours as project assignments demand.
**Remuneration**: $73,219.38 - $98,379.58 annually, plus a comprehensive benefits package. (Classification - AUPE Senior Project Coordinator).
This position is covered by the Alberta Union of Provincial Employees (AUPE) Collective Agreement.
