**Project Manager** Full-time, Permanent, Hybrid ICM Asset Management is an alternative asset manager focused on owning, operating and investing in real assets. We offer retail, private client and institutional investors an array of investment opportunities focused on real estate, private equity, private debt and infrastructure strategies. We are seeking a Project Manager to support development projects through full-cycle construction execution. The position is responsible to provide supervision for development projects under the direction of the Director of Investments and accept responsibility for overall project performance including schedule, budget, quality assurance, and coordination. The Project Manager will lead communication with construction managers, general contractors and trades to execute on project plans. We are looking for creative, driven, and experienced professional who can wear many hats and nimbly move between different projects and deadlines in a high paced environment. Our current projects include assets at various stages of development in residential, retail, self-storage, land development, and hospitality asset types. Properties are located in Western Canada and travel in Alberta and B.C. will be required to monitor ongoing construction activity. This position involves subcontract negotiations, liaison with owners, engineers, and sub-trades, and management of the technical and financial aspects of construction contracts. **Day-to-day responsibilities for the Project Manager include**: - Oversee development activities in Western Canada (projects in Calgary, Edmonton, and Canadian Rockies) under the direction of the Director of Investments - Review architectural plans, assess coherence to functional program, highlight opportunities for value engineering, and assess implications on project budget noting variances to precedent budgets / schedules - Coordinate and review feasibility studies and risk assessments and formalize findings into internal summary memos - Administration and management of prime contract and subcontracts including review and evaluation of subcontractor performance - Lead, minute, and review project meetings with development stakeholders to ensure accountability and quality assurance - Meet construction schedules by directing and supervising the work of general contractors and subcontractors, checking work in progress, resolving issues and reporting progress - Prepare regular, timely and accurate billings for owners, and ensure timely payment of subcontractor billings - Monitor requests for information, submittals, incidents, change orders, and all project management aspects of a project including ongoing reporting and processes established by ICM - Turnover and deficiency review of completed projects to the ICM Property Services team - Manage project budget and billings and work with accounting to ensure timely payment of A/R and A/P. - Create and maintain development cash flow models that track historical costs, projected costs, revenues, and sources and uses of capital. - Monitor project costs relative to budget and update pro formas as needed. - Track market data and update development cash flows based on changes in underwritten assumptions (cap ex, rental rates, cap rates, ect.) - Benchmark construction costs from contractor bids received and work towards consolidating data in centralized internal database to evaluate future projects - Complete monthly and quarterly reporting on financial and overall project performance - Support loan draw and progress payment requests compiled by ICM’s accounting team - Accept ownership for accomplishing new and different requests/objectives from management team - Explore opportunities to add value to job accomplishments **You are**: - Professional, respectful, inclusive - Exemplary organization skills and highly detail oriented - Construction related degree/diploma and 6-10 years of construction experience - 5 years of progressive experience in the construction industry as an Assistant Construction/Project Manager with progressive responsibility in the size and scope of projects.
