**What you will not do as a property manager with our company?**
*Monthly reports to property owners.
*80% of the work load on repair & maintenance
*report to third party/ property management company's boss because you only report to property owners
*50% of the work load on on-site management staff
**Job Summary**:
Reporting to the property owners, the Residential Property Manager is responsible for managing residential properties portfolio on behalf of owner. This includes financial responsibilities such as budgeting, collections, and payments; government and tenant relations; communications; support of marketing initiatives; and overall property performance in alignment with corporate guidelines and performance metrics. The role also involves supervising on-site Resident Managers and Caretakers & other administration staff.
**Main Responsibilities**:
- Manage the portfolio in a manner consistent with company policies and procedures, considering the company’s mission, vision statement, and policies.
- Develop and amend current policies and procedures related to tenants and/or employees.
*Data entry and administration, Maintain all the records on paper & computer properly
** Supervising the Resident Managers to ensure**:
- Buildings are maintained in safe, secure, high-quality, and clean condition.
- On-site staff are well trained in company policies and procedures.
- Tenant concerns are addressed in a timely, professional manner.
- Leasing techniques are followed and provide training as required.
- Communications with tenants regarding, staffing changes, issues with payments, etc., are well managed.
*Conduct property inspections and address any concerns note
** Government Relations**:
- Represent RightPath Properties at hearings and appeals at the Residential Tenancy Branch and the Residential Tenancies Commission.
- Liaise and document regulatory matters related to the Residential Tenancies Branch and the Human Rights Commission.
**Financial Accountability**:
- Document and file general liability issues and claims in a timely manner.
- Assist in preparing annual budgets and maintaining them throughout the year
**Management & Leadership**:
- Provide day-to-day leadership to the team, including hiring, training, coaching, mentoring, and performance management.
- Build, manage, and maintain a high-performance team through effective talent recruitment, coaching, development, and demonstration of company values.
- Set high standards and establish accountabilities and performance measures consistent with company objectives and values.
- Use collaboration to achieve consensus among cross-functional teams in a timely manner.
- Ensure all parties adhere to health and safety standards and promote a healthy and safe work environment.
- Effectively communicate with the team regarding changes in process, updates, feedback, and issues of importance.
** Other Duties**:
- Perform other duties as may be assigned by the management
**Job Requirements**:
- Minimum of 3 year's experience as an Residential Property Manager
- Certified Property Manager (CPM) or Accredited Residential Manager (ARM) designation(s) an asset or willingness to obtain the designation.
- Minimum of 5 years of experience in a supervisory role.
- 5 years of experience in Residential property management, lease administration, and basic legal fundamentals in a residential environment, including direct contact with governmental agencies.
*Competency with Manitoba Residential Tenancies Act.
- Valid Driver’s License and a reliable vehicle required.
- Must maintain a clear Criminal Record Check and Vulnerable Sector Check.
- Must have 3 years of Experience with Yardi Residential Property Management software
- Must have a sense of Urgency and an ability to meet deadlines
- Proficiency in Word and Excel at a basic level.
- Ability to commit time outside normal hours of work as required, particularly during periods of heavy work requirements.
- On-call duties as required.
**Schedule**:
- Monday to Friday
- Weekends as needed
