Property Manager

Position Overview:
The Property Manager reports to the Executive Director and is responsible for all administrative work involved in the operation of the Property. They are responbsible to ensure the procedures and directionfrom the Executive Director are completed. They are to work cooperatively alongside the Tenant Relations Coordinator to ensure the property maintains a high standard of professionalism. They will handle move in/ move out processes. Arranging and organizing vendors and working with maintenance. They will be responsible for the cleaning of the common areas and assisting with minor repairs in the common areas and inside the units. Perform minor plumbing repairs and basic landscaping - lawn mowing, weeding, etc.
Key Duties and Responsibilities:
- Regular reporting of reoccurring tenant issues and orders to theTenant Relations Coordinator and or Executive Director
- Work collaboratively with the Tenant Relations Coordinator to ensure tenants adhere to the AHS rental agreements
- Distribute warnings, eviction notices and other notices - Maintain detailed records of all maintenance activities, including completed work orders and upcoming repair schedules
- Create annual maintenance schedule and budget
- Comply with safety and health regulations, ensuring safe practices during cleaning, repairs, and equipment usage
- Complete regular property inspections
- Assist in Move in/Out dates
- Conduct preventive maintenance inspections of equipment and systems, documenting all checks and necessary repairs - Perform security rounds of buildings, identifying and resolving safety and security issues
- Handle occasional emergency maintenance tasks, including after-hours calls, triaging and addressing them as necessary
- Train new staff and vendors on maintenance tasks, ensuring they adhere to organizational standards and safety protocols
- Collaborate with vendors and tradespeople for more complex repairs, ensuring tasks are completed within deadlines and budget
- Other duties as assigned based on organizational needs
Skills and Qualifications:
**Education**:
- High school diploma or GED required. A combination of education and training in maintenance or related fields will be considered. Excellent conflict resolution abilities
- Strong financial management and operational oversight skills
- Effective communication skills, with the ability to engage diverse stakeholders
- Knowledge of the landlord tenant act
**Experience**:
- Proven experience in housing management, particularly within Aboriginal communities
- Strong advocacy, mentorship, and crisis intervention skills
Technical Skills:
- Basic knowledge of electrical, plumbing, and carpentry trades
- Skilled in the use of hand and power tools
- Understanding of safety procedures and practices to prevent workplace accidents
- Knowledge of construction and municipal codes
Physical Requirements:
- Physically capable of lifting and moving objects up to 50lbs as needed. Ability to work in physically demanding environments, including climbing, kneeling, and lifting
Additional Competencies:
- Demonstrated ability to work independently, managing and prioritizing tasks to maintain facilities according to high standards
- Proven analytical and problem-solving skills, with strong attention to detail in resolving maintenance issues
- Strong written and verbal communication skills, with the ability to resolve conflicts and build strong relationships with tenants, staff, and vendors
- Ability to work well under mínimal supervision while maintaining excellent work habits, such as punctuality and efficient use of time
- A thorough appreciation, awareness, and understanding of Indigenous history and culture, with experience working with diverse populations
- flexibility for occasional evening and weekend work. Criminal record and Vulnerable sector check if required
Licensing -Valid driver’s license and clean drivers abstract is required

Pay: $36,873.54-$65,000.00 per year
