The Senior Financial Analyst will report to the Manager of Debt, Real Estate. The individual will be supporting all of the debt and refinancing initiatives across the Real Estate Group and support the group's treasury functions. This role will have the opportunity to interact closely with the Finance, Investments, Asset management, Developments, and a variety of 3rd Party stakeholders.
**Key Functions and Responsibilities**:
- Assist with structuring, negotiation and execution of borrowing programs/platforms including: credit facilities, notes, joint venture lending, construction financing, money market instruments, asset-level borrowing, securitizations and any other types of financing;
- Prepare high-quality financing presentations and confidential information memorandums (CIM's) and participate in delivering lender presentations
- Conduct project, property and portfolio level financial and risk analysis and provide recommendations to senior management
- Prepare comparison and analysis of documentation received, against agreed-to terms contained in documentation such as a commitment letters, term sheets and lending offers
- Coordinate and review a wide variety of mortgage loan-related documentation initiated during the debt financing or renewal process, including credit agreements, financial documents, development plans/approvals, leases, among others
- Liaise with lenders, internal cross-functional teams and other stakeholders to ensure that all supporting documents and pre-funding conditions have been satisfied prior to receiving funds
- Instruct and interact with third-party partners during loan close process, including but not limited to; joint venture partners, property managers, external consultants, and legal representatives
- Monitor the capital markets, advise / execute on risk management and hedging strategies to mitigate portfolio financial exposures (e.g. debt refinancing, interest rate swaps, foreign exchange, etc.);
- Partner with FP&A finance team to assist with monthly, quarterly and annual forecasting and scenario analyses including balance sheet and financial covenant calculations.
- Review current forecasting processes and make improvements and recommendations as needed;
- Provide strategic support to bank administration activities including opening/closing of bank accounts and analyzing bank fees and balances;
- Assist with managing the group's relationships with banks and complete appropriate evaluations and review of banking partners;
- Efficiently manage letters of credit and fund/project guarantees
- Monitor excess cash to identify accretive opportunities;
- Assist with the development of and compliance with treasury policies and procedures;
- Identify improvement opportunities to optimize treasury processes and internal controls; Special projects, ad hoc reports and other activities as assigned
**Requirements**:
**Preferred Qualifications and Skill set**:
- 3-4 years of real estate finance experience, CPA or CFA preferred, bachelor's degree in finance, accounting
- Understanding of the real estate landscape, including understanding of acquisition/investment, development, asset management, and financing
- Advanced Excel proficiency, experience preparing or analyzing development budgets and pro-formas
- Experience in real estate debt modeling, underwriting, or funding considered a plus
- Advanced PowerPoint proficiency for preparing high quality pitch decks
- Ability to decipher complex language in loan documents and other contracts
- Strong oral and written abilities demonstrated in reports, presentations, and meeting facilitation
- Strong people skills, you are a team player with a proven ability to build relationships at all levels of the organization and with external service providers
- Ability to multitask, prioritize several projects and work in a fast-paced, dynamic environment
- Strong time management and multitasking skills with the ability to thoughtfully plan and manage multiple projects simultaneously from start to finish, setting clear objectives and delivering on goals.
