**SUMMARY**:
The Operations Supervisor, reporting to the Senior Property Manager, will be responsible for overseeing building operations and maintenance services for an assigned portfolio of retail properties located in the Greater Toronto Area. The Operations Supervisor will ensure that assigned properties are maintained safely and to the highest level of operational efficiency. This will require regular travel throughout the area; A valid driver's license and a reliable service vehicle will be required.
**PRIMARY RESPONSIBILITIES**:
- Supervise maintenance and cleaning teams in the delivery of maintenance program while ensuring the prioritization of tasks and deadlines.
- Coordinate tenders and supervise the performance of sub-contractors in the delivery of maintenance-related projects and program.
- Ensure materials and services purchased are authorized, cost-effective and obtained in appropriate quantities.
- Assist with the Annual Building Inspection.
- Assist in the annual budgeting process for assigned properties while ensuring budget compliance throughout the year.
- Oversee the repair and maintenance of operations equipments.
- Administer the quality assurance program and ensure delivered services meet or exceed the requirements and complies with standard operating procedures.
- Ensure compliance with corporate and legislated policies, procedures, practices and guidelines related to environment, health and safety, and fire protection.
- Participate in special projects and take on other duties as assigned.
- Must be able and willing to be available for on-call/stand-by and emergency call-out as required.
**KNOWLEDGE, EXPERIENCE AND SKILLS**:
**_Required level of education and job-related experience: _**
- Knowledge of building operations systems including building automation, electrical and plumbing systems, HVAC, Fire Alarm and Life Safety.
- Knowledge of Environment, Health and Safety regulations and procedures, including national and industry codes such as WHMIS.
**_Specific skills you’ll need to be successful: _**
- Proficiency with Microsoft Office and willingness to learn new systems (we use Building Engines).
- Adept at working independently while being a strong team player.
- Service oriented with the ability to problem solve and offer solutions.
- Excellent written and verbal communication skills to effectively communicate with tenants, external contractors, internal teams and other stakeholders.
- Excellent attention to detail and time management skills to coordinate multiple, competing priorities and deadlines.
