**The Opportunity**

The Investment Analyst is primarily responsible for providing valuation analysis and supporting the market evaluation process with respect to prospective development opportunities. This is a challenging and exciting opportunity for someone with a passion for real estate to build dynamic cross functional relationships and have a direct contribution to the continuation of Amica’s strategic growth.

**Key Responsibilities**
- **
Development and Redevelopment Underwriting -** Prepare valuation models for ground-up development projects or repositioning of existing properties (including working with a cross-functional team to compile and analyze operational assumptions, development costs, market research, risk & returns analysis and other topics as required to develop a strong business case for each proposed project)
- ** Acquisition/Disposition Underwriting -** Prepare underwriting and valuation analyses (including P&L forecasts, calculate returns, sensitivity analysis, and other financial and market diligence) in respect of prospective new developments and acquisitions
- ** Market Evaluation - **Provide support in the analysis of markets and sites for potential development and/or acquisitions, including working with Amica’s proprietary demographic & market ranking model in excel and preparing presentations/summaries to support decision making
- ** Due Diligence Support -** Provide due diligence support for prospective acquisitions/dispositions by liaising with brokerage firms, prospective buyers/sellers and deal teams, as required
- ** Presentations and Board Approvals -** Assist with the preparation of any investment/divestment approval packages for the Board (Ontario Teachers’ Pension Plan) and also provide quarterly updates of investment activity (to be included in quarterly board packages)
- ** Ad Hoc Financial Analysis -** Provide analytical support as required in carrying out analyses to assist the Investment team with decision-making

**What you need to succeed**
- BBA or B.Comm and CFA (or in progress)
- 1 to 2 years of experience in a real estate or other finance/investments related role
- Financial modelling experience
- Extremely proficient in Microsoft Excel, PowerPoint, Word, Outlook
- Exceptionally strong attention to detail, superior communication, and time-management skills
- Quick learner, ability to work well in a team, and strong problem-solving skills
- Senior housing experience an asset
