Pearl Builders Group is a commercial and residential real estate project management company. With over 20 years of experience amongst the senior management, Pearl Builders deliveries a wide variety of projects. We manage projects from construction to property management encompassing a complete design/build. Our work ranges from the management and development of complete new builds, refurbishments and fit-outs for Companies.
The Assistant Project Manager will work closely with the Project Manager and Site Superintendent to efficiently manage the projects documentation, submittals, reviews, and quality management processes. This will require extensive communication with the internal team members and external Consulting Engineers, Subtrades and Suppliers. This is a 1 year contract position.
**Job Duties**:
- Review Contractor submissions for conformance with the Contract Documents prior to sending for technical review.
- Track, monitor and expedite submittals to ensure they are reviewed and returned within the specified times.
- Communicating with the project team to assist with the monitoring and control of budgets and schedules.
- Professionally and courteously handle all inquiries, feedback, complaints or concerns.
- Ensure a high level of resident relations is maintained through regular contact and proactive attention to resident needs
- Assist the Project Manager with preparation of minutes of meeting, various reports, tracking of outstanding RFIs, Change Orders, Site Safety Reports etc.
- Oversees the interior and exterior maintenance and repairs, landscaping and painting, electrical and plumbing systems, windows, doors, elevators and floors.
- Establishes relationships with suppliers, vendors, contractors, and all others serving the community and company
- Respond to after-hours emergencies
- Efficiently manage the Contract Submittals process
- Flagging budget or schedule issues to the project manager
- Identifying the need for change orders
- Assisting with the preparation of change orders
- Conducting preliminary review of pre-bills and assisting with invoicing
**Requirements**:
- Experience in mid rise commercial or condo projects
- At least 4-5 years’ of previous Construction project coordination experience would be considered as an asset.
- Experience of record keeping, estimating, scheduling, cost control and contract management.
- Highly motivated with an ability to work under mínimal supervision.
- Enjoy working as part of a team and possess good communication skills and a friendly, pleasant manner.
- Good computer skills, including knowledge of Microsoft Word and Excel
