**SUMMARY**

The Assistant Maintenance Team Lead is responsible in assisting and learning from the MTL in his/her duties, which consists of overseeing a team of Technicians in the delivery of preventative and corrective maintenance for assigned facility. The Maintenance Team Lead is responsible for overseeing the execution of activities performed by Technicians and external vendors to ensure that work is performed in accordance to established processes and practices and is in compliant with all internal and external requirements including but not limited to environmental, health and safety, fire protection. In addition to people leadership responsibilities, the Maintenance Team Lead also performs and delivers preventative and corrective maintenance.

**KEY DUTIES & RESPONSIBILITIES**

**_Team Duties _**
- Assists the MTL by overseeing the duties completed by the other technicians by motivating, inspiring and demonstrating excellent work ethics.
- Allocates the monthly Computerized Maintenance Management System (CMMS) job plans ensuring the completion following the new in completion expectations of 90% by week 3.
- Manages customer service, using the SRRP and identify team members for service calls and others for job plans with the objective to improve service satisfaction. Encourages follow up visits by the techs after service calls.

**_Accountabilities _**
- Oversees and maintains all assigned tools and arranges for repair and replacement where required. Submits all expenditures on a timely basis.
- Oversees and performs regular facility, facility mechanical and electrical equipment and systems monitoring and inspection, preventative and corrective maintenance to ensure facility uptime objectives are met, uninterrupted client operation and asset integrity of assigned facility are maintained. Provides observations about facility, facility mechanical and electrical equipment and systems conditions and deficiencies and provides recommendations for enhancement and repair Oversees and monitors assigned facility by conducting facility walkthroughs, mechanical and electrical equipment and system monitoring and inspection.
- Oversees and maintains, troubleshoots and repairs mechanical and electrical building systems and equipment.

**_Technical Duties _**
- Completes the submission of the ODP tags to CMMS.
- Manages the LBCMP in the buildings including adjusting maintenance to ward off high legionella counts. Ensures logbook and reporting is accurate and complete.
- Completes maintenance and all required records for Fire alarm and sprinkler/ Cooling systems (chillers, roof top units, AHU)/ Lighting systems/ Halocarbon detection systems and data logging/ Co2 detection systems/ Elevators/ Overhead doors/ Exterior lighting/ Emergency lighting/ Diesel generator/ BAS/ Reports deficiencies on facility equipment/ Perform daily, weekly and monthly work orders/ Responds to client requests and after hour trouble calls 24/7 all year round/ Monitor and report status of facility service contracts, and prepare purchase orders to rectify deficiencies/ Maintain inventory/ Input Pcard purchases.
- Assists the Project activity in the buildings by completing hot work permits and bypass permits on fire alarms/ Escort when required for project delivery.
- Interacts with internal and external clients of all levels.
- Documents activities related to building operations and maintenance, providing input to the Property Manager(s) with respect to building conditions, project planning, budget planning and forecasting.

**KNOWLEDGE & SKILLS**
- College Diploma/Certification required.
- Five (5+) years of relevant experience working in HVAC, Property Management or equivalent.
- Previous people leadership experience, preferred.
- Mentoring skills required to support lower-level Technician’s development.
- Ability to motivate and help with direction within a team.
- Strong ability to adhere to processes and practices relating to facility operations and maintenance.
- Demonstrated experience maintaining and repairing building mechanical and electrical equipment and systems.
- Highly advanced building mechanical and electrical equipment and system troubleshooting and resolution skills.
- Effective communication skills for the purpose of data relay, exchange, feedback, and clarification.
- Possesses a high level of environmental, health and safety mindset. Ability to perform work in a safe manner.
- Strong client-service orientation along with a high sense of urgency.
