Live-in Building Superintendent

**Purpose**

Seeking a superintendent and/or superintendent couple for a high-rise building in East York. This is a live in position and you will be working alongside another superintendent couple. You will help us maintain our building and report directly to the Property Manager. You will be living on site and must be able to respond to emergency situations after working hours and weekends when required.

**Main Responsibilities**

Site Superintendent:

- Pick up exterior litter daily (including stairwells, garage doors and play equipment).
- Prepare for the garbage/recycle/organic and bulk pick up multiple times per week.
- Complete daily work orders - plumbing, electrical and exterior repairs.
- Maintain all common areas and report any deficiencies to the PM.
- Check and replace all interior/exterior lights as necessary.
- Check and clean boiler room (for temperatures, leaks, motor/pump noise), compactor room, fire alarm panel, electrical motors, sprinkler system, common door function.
- Keep logbooks up-to-date and control inventory for parts used and ordered.
- Inspect and clean roof, drain, covers, compactor and bins.
- Work on turnover suites, including in/outgoing inspections.
- Support and supervise contractors.
- Other duties as required.

**Administrative Responsibilities**:

- Ensure all cheques are collected and scanned into the bank
- performing incoming and outgoing inspections,
- Scheduling and overseeing contractors for turnover units
- Respond to the daily needs of the building.

**Qualifications**
- Education_
- Minimum High school
- Must be fluent in English
- Experience_
- Preference: Previous experience as building superintendent - 3 years
- Skills and abilities_
- Works as a team player and is willing to go above and beyond
- Looks for ways to improve the building
- Must be able to handle difficult tenants
- Patient with the ability to listen to others.
- Takes initiative.
- Respectful of and compliant of rules and regulations (especially concerning safety)
- Sound judgment and competency
- Strong planning and organization.
- Attention to detail.

**Salary**: $28,000.00-$35,000.00 per year
