**Community Manager**
Spray Group is a growth-oriented real estate company which owns, manages, and develops multi-family residential properties in Calgary, Alberta.

At this time, we are looking for an experienced, self-motivated, and hardworking Community Manager to join us at Sage Hill Estates Apartments (SHEA) in Calgary. If you enjoy interacting with others, are passionate about providing a clean and safe environment for residents, and take pride in a job well done, this may be the role for you SHEA is a 290 suite building located at 30 Sage Hill Row and is equipped with a fitness room, a rooftop deck, and a social room.

**Responsibilities**:

- Must live on-site.
- First-line problem solving to manage tenant issues and build relationships.
- Showing suites and corresponding with prospective tenants.
- Ensure the health, comfort and safety of our tenants.
- Arranging, coordinating, and supervising of onsite trades people.
- Duties include scheduled office hours and on-call duties (excluding scheduled days off).
- Successful applicants must have a flexible schedule and be available to respond to all on-call needs outside of regular business hours.
- On-call requirements include but are not limited to: answering calls, responding to emergencies, diagnosing and resolving problems, enforcing rules and regulations of the property, attending to after-hours complaints such as noise complaints, cleaning duties and maintaining building quality standards, etc.
- Inspections of vacant and upcoming suites.
- Ensure all rental enquiries are answered within the guidelines provided.
- Annual suite and building inspections.
- Administrative duties include processing paperwork for site and head office.
- Ensure contractors arrive as per scheduled timelines and complete their work as preconditions of the contract.
- Ensure proper and accurate inventory management.

**Qualifications**:

- Previous experience in customer service and/or hospitality.
- Strong communication and time management skills.
- Previous experience in the Property Management industry.
- Ability to work well in a team environment with mínimal supervision.
- Experience using Rent Manager and Microsoft Office 365 (Excel, Word, SharePoint).

Estimated Start Date: Mid July 2025

**Salary**: $65,000 to $75,000 depending on experience
Vacation: Two Weeks
Benefits: Participation in the company’s benefit plan, fully funded by employer
