We are currently seeking for a **Live in Superintendent and Proeprty Administartor** to join our team. The individual will work under the direction of the Property Manager to oversee the administrative and maintenance operations of a particular residential building.

**1. SuperintendentDuties**

Performing various building maintenance and repairs;
- Respond to after business hours & weekend emergency calls (on a rotational basis)
- Perform general cleaning, landscaping and snow removal where services are not met or performed by contractor;
- Processing, completing work orders and returning closed work orders;
- Garbage bin removal to proper pick up area two times per week or as directed;
- Administration of spare parts and supplies;
- Plaster, drywall, paint, plumbing, electrical and carpentry as required;
- Garbage removal, repairs, and cleaning of vacant units,
- Other assignments within the scope, spirit and purpose of the job as reasonable requested from time to time by management.

**2. Cleaner Duties**
- Change Compactor bins as required
- Clean garbage chutes and report any deficiences
- Maintain the internal nd external building environment
- Cleaning on units
- Remove all unnecessary debris
- Ensure all chemicals are stored and labeled to meet WHMIS requirements
- Other assignments within the scope, spirit and purpose of the job as reasonable requested from time to time by management.

**Desired Skills and Experience**
- High school education at minimum. Additional educational or trades courses an asset,
- 2 or more years of property maintenance work experience (sound knowledge of general plumbing, electrical, carpentry, heating, repairs, etc).
- Knowledge and expertise with hand and power tools,
- Ability to work outdoors, lift up to 25 kilos, and work at heights on ladders,
- Maintain confidentiality, tact, and diplomacy as well as positive attitude and effective interpersonal skills,
- Ability to work independently and as a member of a team,
- Have a valid G driver’s license (nice to have).
- Familiarity with building mechanical systems is also required.
- Administrative and Leasing skills (calculations, rent collections, office administration),
- Understands and abide by company policies, the Tenant Protection Act, Privacy Act, and Municipal Property Standards By-Laws, and any other applicable legislation governing day to day operations;
- Capable in delivering notices to residents in a timely manner as directed by Property Manager;
This is a full time, permanent position with a salary based on experience and qualifications.
