Fort Park Property Management and Real Estate, a dynamic and fast-growing Strata and Property Management Company, is looking to hire a full time Strata Manager/ Agent. In this position, you will be reporting directly to the Managing Broker and CEO.

We are looking for a self-motivated individual who works well with mínimal supervision. Attention to detail, a positive attitude, and strong communication skills are absolutely critical. The successful applicant must be versatile and willing to learn new tasks as we are growing and will require team players to help manage the growth effectively. You are required to hold a Strata Management license with BCFSA. 2 years experience as a Strata Agent in BC would be an asset, but is not required. Experience with Yardi software is an asset, but is not required. Having your Rental Property Management license in also an asset, but is not required. Having your own vehicle and license is required.

Some evening work attending strata meetings 1-3 times per week will be required due to the nature of the position.

We are based in Richmond, BC. You will be required to be in the office during business hours during your training period, but can work remotely 2 days per week once the training has been completed.

As we are a boutique brokerage, you will be responsible for duties that you may not be at a larger brokerage. Job duties include, but are not limited to;
- Organizing and implementing Strata Council meetings as well as General Meetings. Preparing minutes from each meeting, as well as agendas to go out before meetings.
- Helping to plan Strata budgets, Contingency Reserve Fund plans, as well as Capital plans for future Strata expenditures
- Assisting with enforcing Strata bylaws and rules.
- Registering liens and issuing fines against delinquent owners where required.
- Contracting out, and supervising inspection reports and routine maintenance.
- Inspecting and overseeing any projects should this be required.
- Keeping and maintaining accurate records for legal documents, minutes, payables and receivables, monthly financial statements, strata fee schedules, operating budgets, and payroll.
- Sourcing competitive insurance premiums on behalf of Strata.
- Keeping records of correspondence with individual owners, responding to all owners requests in a timely manner, dealing with any complaints, and reporting to Strata Council.
- Maintaining records of all owners and registered tenants.
- Analyzing financial statements on a monthly basis.
- Providing the required documents for any strata lot that is sold.
