**Job Title**: Pre-Construction Sales Representative, Residential Sales

**Reports To**: Vice President, Residential Sales

**Department**: Residential Sales

Position Summary
The Pre-Construction Sales Representative, Residential Sales will be a key team member at SmartCentres REIT and will be responsible for execution of residential sales programmes across a growing portfolio of projects. Reporting directly to the Vice President, Residential Sales and working alongside the Residential Sales team, this role will be part of a dynamic group to execute the sales process.

**Responsibilities**:

- Communicate with external sales representatives, brokers, clients and purchasers to execute site specific sales strategies;
- Generate sales, meeting sales targets & liaising with brokers, sales agents, clients and purchasers;
- Continually review and improve sales and CRM tools, procedure, and infrastructure to enhance efficiency, and support growth;
- Provide input on sales and marketing strategy including, product development, marketing initiatives, public relations, events and project activations;
- Provide input on sales collateral and presentation of sales recommendation through collaboration with the Development and Sales teams; leading to successful execution of sales strategy;
- Advise on product development stages on floorplans, amenity spaces in response to market feedback;
- Conduct market research and studies for comparable projects and track market trends.

**Academic/Professional Requirements**:

- Bachelor’s Degree in Business, Real Estate, or related field an asset.

**Required Skills/Experience**:

- Licensed realtor under RECO in good standing;
- Have experience in new homes & condominium sales;
- Have the ability to pre-qualify customers and close sales;
- Excellent written and verbal communication skills;
- Are willing to cultivate strong relationships with platinum, VIP and other real estate agents focusing on pre-construction condominiums;
- Possess a sense of urgency, accountability, and job ownership;
- Flexible to shift gears in a fast-past environment and able to work independently;
- Strong work ethic with ability to work long hours during the launch phase of a project;
- Possess conflict resolution skills;
- Strong closing skills a must;
- Excellent multi-tasking and time management skills;
- Continually demonstrate personal integrity throughout all daily activities;
- Aptitude to identity the needs of the team and provide support when required;
- Experience with CRM or other related database management systems;
- Proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook, SharePoint) ;
- Ability to work flexible hours, including evenings and weekends, and travel to communities, when required.
