**Position Overview**:
Operates, inspects, and maintains all HVAC, mechanical, electrical and plumbing equipment and systems in assigned facilities to obtain most efficient operating results and life expectancy. Assures that equipment is being maintained in an energy efficient, safe manner and down time is reduced to a minimum by anticipation of necessary repairs keeping records of past operating experiences. Performs inspections and repairs to assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.

**Responsibilities**:

- Maintain and ensure proper operation of the electrical, mechanical, elevator, and fire/life/safety components of each property;
- Study and become familiar with the various items of equipment, and the methods required to use them properly, that are required in everyday activities. This to include building automation systems, fire / life safety systems, and any other building related equipment;
- Perform minor plumbing repairs, light bulb changes, battery replacements, installation of dispensers, patching and painting, power washing, garbage pickup, etc,;
- Manage various contractors working in the buildings;
- Complete all service requests in order of importance and update the requests at least daily or on completion of each order request;
- Assist with environmental assessments and reporting;
- Participate in corporate occupational health and safety program;
- Produce reports on the operation of facilities and maintenance activities as required;
- Recommend maintenance and capital improvements to improve facility operations or reduce energy consumption;
- Implement and manage preventative maintenance programs;
- Respond effectively to all emergencies both during regular working hours and after hours when on call;
- Attends periodic training seminars.

**Qualifications and Knowledge**:

- Minimum of three (3) years of relevant experience making repairs to commercial buildings, with some customer service experience as well.
- Ability to read and interpret specifications, drawings and other construction related documents.
- General knowledge of construction and maintenance best practices.
- Possess superior organizational skills in order to prioritize work load, time management and critical thinking skills.
- Self-motivated and adaptable with a strong willingness to learn and be challenged.
- Must be bondable and possess a valid class 5 driver’s license with a clean driving and criminal record.
