**The Opportunity**

Due to our expanding client base, CLS is seeking an experienced planner to join our team as an **Associate Land Use Planner**. This is an excellent opportunity to advance your career with a thriving firm in the Western GTA, working on an exciting portfolio of diverse projects and clients. You'll collaborate directly with highly respected professionals and report to senior leadership, contributing to key areas such as:

- Urban and community planning/urban design
- Development feasibility studies
- Development approvals processes
- Land acquisition strategies
- Comprehensive project management
- Development and landowner coordination
- Expert and advisory services

**Key Responsibilities**

As an Associate Development Planner, you will leverage and expand your expertise in land use planning and development approvals by:

- Analyzing the planning status of potential development sites to inform strategic decisions.
- Providing crucial input for project budgets and financial proformas.
- Offering expert advice on development design and overall project management.
- Coordinating and managing external consultants to ensure project efficiency.
- Overseeing and managing a portfolio of projects and client files from inception to completion.
- Developing comprehensive Planning Justification Reports that support proposed developments.
- Delivering professional presentations to clients, municipal councils and committees, the public, and other relevant bodies as required.

**Qualifications**
- University degree in Planning or a related field.
- Minimum of 3-5 years of experience within the development industry or a local municipality.
- Solid knowledge of Ontario Planning legislation and regulations is essential.
- Designation as a Registered Professional Planner (RPP) is preferred.
- Valid Ontario Driver’s Licence and access to a personal vehicle are required for site visits and meetings.

**Skills & Attributes**
- Conduct thorough research and analysis of project sites, understanding their potential and constraints.
- Provide insightful input and strategic recommendations into projects.
- Coordinate related agency approvals seamlessly to keep projects on track.
- Critically review consultant reports and design submissions, providing constructive feedback.
- Exhibit strong problem-solving capabilities to navigate complex planning challenges.
- Communicate effectively both verbally and through professional report writing and presentations.
- Work autonomously with mínimal supervision while maintaining high standards.
- Collaborate effectively on cross-functional teams and projects, fostering a cooperative environment.

**Compensation & Benefits**
- **Job Type**: Full-time, Permanent
- **Salary**: $75,000 - $85,000 per year
- **Schedule**: Standard 7-hour shifts
- **Work Location**: Hybrid remote in Burlington, ON
