Job Opportunity: On-Site Building Manager/Superintendent for 70-Unit Apartment complex in Barrie. Are you handy, reliable, and looking for a full-time position where you can live and work on-site? We're looking for either a team (such as a couple) or a highly skilled individual to manage the day-to-day operations of a residential apartment complex in Barrie with 70 units. You’ll be the go-to person for tenants and work closely with an off-site property manager to ensure the smooth running of the building. This job is perfect for someone who is physically fit, personable, and enjoys general maintenance and managing a variety of tasks. Here are some of the key responsibilities: Cleaning: Regular cleaning of common areas, ensuring they are always tidy and well-maintained. General Maintenance: Handling minor repairs (such as fixing leaky faucets, changing light bulbs, etc.), and making sure the building’s systems are in good working order. Work Order Management: Keeping track of maintenance requests from tenants and making sure repairs are done in a timely manner. Apartment Turnovers: Preparing apartments for new tenants, which includes cleaning and coordinating any needed repairs or touch-ups. Vendor Management: Coordinating with contractors and service providers for larger repairs or maintenance, such as plumbing, electrical, HVAC, etc.. Garden and Lawn Care: Ensuring the outside areas are presentable by maintaining the garden and lawn. Showing Vacant Apartments: Assisting with showing empty apartments to prospective tenants. Garbage and Recycling Management: Overseeing the garbage and recycling program to ensure everything runs smoothly. This role includes a two-bedroom apartment, along with internet, cable, and on-site parking. You’ll also have the support of an off-site property manager to help with the administrative side of things, allowing you to focus on the hands-on aspects of the job. There is a substantial amount of work that would be deemed "extra work" that would fall outside of your employment contract that would allow you to earn extra money on top of your salary. What We're Looking For: Someone handy with basic maintenance skills. Experience in a similar role is preferred, but we’re willing to train the right person. Must be physically fit, as some tasks require manual labor. Friendly and approachable, as you’ll be the point of contact for tenants. This position is ideal for retired or semi-retired individuals or couples looking for a hands-on role.
