**Seeking a highly motivated, experienced Superintendent to look after 2 Residential Properties (22 Units Total). Live-in position. Previous experience an asset.**

OBJECTIVES OF A BUILDING SUPERINTENDENT
- Safety of the Building and the tenants is a priority at all times.
- Operate and maintain the Building and its equipment to the standards expected by the Owners and Management.
- To attract and maintain a high caliber of tenants.
- Maintain a harmonious and professional relationship with all tenants, trades and management staff.
- To provide professional and prompt service to the tenants and trades people.
- To assist in protecting the Building Owner’s investment in the Property by carrying out regularly scheduled inspections, maintenance and custodial care in a professional manner.

RESPONSIBILITIES & DUTIES:

- Be aware of MMC Company policies that exist for the Building and become familiar with the Tenancy Agreement, Rules and Regulations.
- Collect and deposit rent payments.
- Conduct Move In/Move Out Inspections with new and vacating tenants.
- Be responsible for the security of the building and units by controlling all keys to the building.
- Deliver notices, letters and forms to tenants as required, ensuring particular care is given to all legal forms.
- Accurately verify and maintain parking and locker records as requested and control allocated parking and visitor parking.
- Clean common areas & vacant units. Conduct a daily walk-through of the entire building to ensure cleanliness and security.
- Provide year round grounds maintenance
- Carry out all fire safety procedures as required by the Ontario Fire Code (daily, weekly, monthly, etc.) and as directed by the Property Manager, and maintain accurate and up to date documentation of same.
- Fulfill minor repair requests. Maintain accurate files for each unit.

REQUIRED SKILLS & QUALIFICATIONS:

- Excellent interpersonal and customer service skills
- Knowledge of of maintenance schedules, sprinkler rooms (dry and wet system), boiler rooms, HVAC, generator room, elevator room, main electrical room, fire panel, makeup air units, sump pumps, booster, pumps, irrigation system, compactor room, circulation pumps a definite asset.
- Ability to follow instructions
- Sense of responsibility
- Highly energetic with the ability to respond to changing priorities in a positive manner
