**The Opportunity**:
The role of **Condo Manager **role is based out of our Edmonton Head Office with a Hybrid opportunity. The Condo Manager will participate in the development, maintenance, and execution of condo management strategies. The Condo Manager helps create community initiatives, which allows the Community to raise its public exposure, create industry awareness, and develop referral relationships.

- Provides services in a manner that demonstrates the principles of appropriate choice, dignity, privacy, independence, and individuality in accordance with the Mission, Vision, and Core Values
- Calls/Visits with prospective residents/families and tours of the community
- Demonstrates a strong knowledge and initiative in property management, without supervision
- Preparing budgets and management of invoices
- Collecting monthly rent and any necessary fees
- Arranging proper and competitive insurance
- Managing the Reserve Fund
- Enforcing rules around common property
- Assist in mediating disputes between owners/residents
- Facilitate the amendment of bylaws for the good of the Community with Condo Board approval
- Guiding and advising Condo Board with Property Management expertise
- Overseeing onsite employees (i.e., cleaners, security personnel, concierge, etc.)
- Communicate/ follow up with owners, residents, and condo board around notice of meetings, minutes, etc.
- Facilitating the maintenance of common areas inside and out, including amenity rooms
- Maintaining accurate corporation records
- Provide legal documents required for unit sales
- Ensuring the owner’s representatives (Condo Board of Directors) meet regularly to discuss building management at both Board Meetings and Annual General Meetings (AGM’s)
- Ensure proper upkeep is met and send bylaw infractions to owners when necessary
- Conducts assessment of prospective residents and shares information as required for move in options
- Maintains a detailed, manual tracking system on all prospects
- Continuously creates unique, and personal follow up for prospects and their families
- Assists with resident move in process as needed
- Enforces the Emergency Management Plan, Infection Control protocol, WHMIS, and Health & Safety Wellness Strategies
- Exhibits superb customer relations and consistently shows courtesy, understanding, compassion and respect to Care Partners
- Performs other services/tasks as assigned

**Foundational knowledge and experience to grow from**:

- Grade 12 Diploma or recognized equivalent is required
- Diploma or Degree in Sales and Marketing or Business Management is preferred
- Experience in providing services in a senior living community is preferred
- Clear understanding of the required provincial and federal Acts as they relate to tenancy
- Must hold a conditional Condo Management license through RECA
- 2+ years’ recent experience with Condo Property Management
- 2+ years’ experience in mediating disputes
- Must be able to read, write and speak fluently in English
