As a Building Maintenance worker at Momiji, you will play a vital role in ensuring the smooth operation and upkeep of our facilities. You will be responsible for performing various maintenance tasks, repairs, and inspections to ensure a safe, clean, and efficient environment for our residents, staff, and visitors. Your attention to detail, strong technical skills, and experience in drywall repair, plumbing, and HVAC systems will contribute to the overall satisfaction of our residents and the success of our organization.

**Responsibilities**:

- Conduct regular inspections of the building systems, including electrical, plumbing, HVAC, and mechanical systems, to identify any issues or potential problems.
- Perform preventive maintenance tasks to ensure the continuous functioning of equipment, such as changing filters, lubricating machinery, and inspecting safety systems.
- Respond promptly and efficiently to maintenance requests, both routine and emergency, to minimize disruption and address residents' concerns.
- Conduct drywall repairs and maintenance, including patching, painting, and replacing damaged sections.
- Fix leaks, unclog drains, and replace fixtures.
- Maintain HVAC systems, including cleaning filters, checking refrigerant levels, and conducting basic repairs.
- Coordinate and communicate with external contractors and vendors for specialized repairs or maintenance work beyond your scope of expertise.
- Maintain accurate records of maintenance activities, including work orders, repairs, and inspections.
- Ensure compliance with safety regulations and maintain a safe working environment by following proper procedures and protocols.
- Assist in maintaining an inventory of supplies and equipment, and make recommendations for procurement as needed.
- Provide exceptional customer service to residents, staff, and visitors, addressing inquiries and concerns in a friendly and professional manner.

**Requirements**:

- High school diploma or equivalent. Additional certifications or vocational training in a related field is a plus.
- 3+ years of experience in building maintenance or a similar role.
- Solid knowledge of building systems, including HVAC and mechanical systems.
- Experience in drywall repair and plumbing.
- Strong troubleshooting and problem-solving skills with the ability to diagnose and resolve issues efficiently.
- Ability to lift objects weighing up to 23 kg (50 lbs).
- Ability to prioritize tasks, work independently, and handle multiple assignments simultaneously.
- Excellent communication skills, both verbal and written, with the ability to interact effectively with residents, staff, and contractors.
- Strong attention to detail and commitment to delivering high-quality workmanship.
- Knowledge of safety regulations and procedures to ensure a safe working environment.
