Project Manager

**Position Overview**

As a Project Manager working in our construction department, you will work closely with our clients and provide a range of construction management services throughout the design, estimate phase, construction phase, and post construction phase. As a Project Manager at Spire Construction you will be required to be knowledgeable in different types of construction and able to analyze items from multiple perspectives. As a member of the construction department your ability to work cohesively with your team and the development department is an asset.

Spire Development and Spire Construction are actively involved in projects for commercial, light industrial, and multi-family construction up to $40 million.

Looking for individuals with experience managing Multi-family projects 65+ units from start to finish.

**Qualifications & Competencies**

**Education**
- Min post-Secondary Education Technical Diploma.
- Gold Seal or PMP certification preferred.
- Working knowledge of construction drawings, documents and specifications.

**Experience**
- 5+ years of Project Management either in construction, or engineering.
- Commercial, and light industrial construction experience is preferred up to $10 million. Spire is actively working on development projects involving all building types.

**Technical Skills**
- Knowledge Blue Beam, Spectrum and Procore software or similar software is an asset.
- Strong ability to project construction cost and identify potential cost overruns during the construction process.
- Responsible for accurate and complete prime contracts, subcontracts, purchase orders, and change orders.
- Responsible for constructing accurate and complete project schedules and revising them as required to ensure they are accurate at all times during and after the project is complete.
- Responsible for accurate and complete review of Drawings, submittals, and RFI’s.
- Clear and formal identification of contract amount and immediate notification of changes to the budget & schedule.
- Understand scope of work and perform general budgeting functions if required.
- Identify risk issues/cost saving opportunities and their order of magnitude.
- Prepares Scopes of Work for subcontractors and suppliers for the purpose of directing estimates and preparing contracts.
- Strong ability and willingness to manage Pre-Construction and subcontract bid analysis.

Pay: $90,000.00-$130,000.00 per year
