**About the Role**:
The Maintenance Supervisor ensures superior customer satisfaction by planning, scheduling and executing all maintenance, cleaning and building operation activities. The Maintenance Supervisor is responsible for all move-in, turnover and occupied suite preparation, repair and replacement. The Maintenance Supervisor imparts a strong sense of pride while ensuring our properties are safe, pristine and maintained to the highest of standards.

**Key Responsibilities**:

- Establishes and maintains excellent relationships while working closely with residents, staff, customers and contractors
- Consults with staff and provides technical guidance, recommendations, and assistance in the analysis of building system problems; contributes to the development of options and recommends solutions
- Ensures all aspects of the building operations including but not limited to HVAC, mechanical, life safety, operating systems, plumbing, electrical, general carpentry, painting, snow removal, pool maintenance, and equipment are operated in a safe manner and in compliance with all applicable codes and regulations
- Completes all resident service requests in an efficient and timely manner
- Responds to emergencies on a 24-hour basis, on a rotation; performs on-call emergency procedures as required
- Prepares suites as required, which may include painting, cleaning, general repair and housekeeping to ensure a quality product to our residents
- Maintains grounds, pools, common areas, and pet spaces to keep them clean, free of trash, debris, and other safety issues
- Reports any maintenance issues that affect the budget such as life safety, building operations service, vacant repairs, property damage, and common area needs to the manager
- Responsible for the planning, execution and documentation of all prescribed preventative maintenance tasks
- Complies with company policies and procedures at all times and ensures building standards and efficiencies are maintained
- Ensures compliance with applicable legislation such as the Ontario Building Code, Ontario Fire Code, Canadian Standards Association, Technical Standards Association, and Electrical Safety Authority - Attends and participates in training programs as required by Fitzrovia and local city and provincial jurisdictions
- Provides superior customer service and consistently maintains a professional, courteous attitude when dealing with residents, coworkers and the general public
- Maintains and safeguards all company tools and equipment

**Skills**:

- 3 years of experience working as a Service Technician in a residential industry or property management environment
- Exemplary verbal and written communications skills
- Ability to multi-task, prioritize, and manage time effectively
- Previous supervisory experience required
- Computer literacy and MS Office computer skills
- Knowledge of computerized maintenance programs (CMMS) preferred
- Demonstrated ability to perform building repairs and knowledge of construction; Previous experience in construction, HVAC, and plumbing preferred
- Must be able to work any shift Sunday-Saturday to support the company’s business needs
- Knowledge of all facets of building operations and maintenance

**Education & Training**:

- High school diploma or equivalent required
- Previous experience in construction, HVAC & plumbing preferred
- Knowledge of Ontario Fire Code, Building Code, Canadian Electrical Code, Occupational Health and Safety Act and other relevant legislation including “Confined space” entry procedures and relevant testing equipment

**Job Types**: Full-time, Permanent

**Salary**: $24.00-$28.00 per hour
