**Overview**
The Construction Project Manager is responsible for overseeing and managing all aspects of commercial and new residential construction projects from conception to completion. This includes planning, coordinating, budgeting, and supervising construction projects from the early development stage right through to final delivery.
**Key Responsibilities**
- **Project Planning**:
- Work with Clients, Developers, Architects, Engineers to create detailed and accurate working drawings while adhering to approved specifications and current building code requirements. Work with Architect/Designers and Surveyors to establish site plan, properly plotting building footprint, foundation height (s) and location of deep services and while maintaining adherence to architectural controls, required municipal setbacks and utility provider requirements.
- Understanding of local bylaws, applicable building codes and architectural controls an asset.
- **Estimating**:
- Use approved specifications and drawings to request accurate and complete quotes from subcontractors and vendors. Perform thorough analysis of quotes against plans and specifications for accuracy, ensuring all necessary costs are captured to create a comprehensive working budget.
- **Pre-Construction and Permitting**:
- **Design Management**:
- Work closely with Developer, Clients, Management, Subcontractors and Vendors to select all exterior and interior finish materials ensure the project meets aesthetic goals, while adhering to established specifications and budget.
- Maintain accurate documentation of any necessary or client requested addendums, upgrades or extras to original contract and inform all necessary parties as required.
- **Project Financial Management**:
- Purchase required goods and services according to plans, specifications, budget and material selections, ensuring that all subcontractors have necessary WCB coverage and liability insurance prior to commencement of work
- Oversee project costs to maintain established budget, analyze proposed versus actual costs while detailing and describing any cost variances.
- Report current budget summary to management on a weekly basis.
- **Construction Support/Quality Control**:
- Work collaboratively with Construction Manager to support site construction process and overall project schedule.
- Conduct regular site visits to monitor progress and ensure construction complies with and meets expectations of schedule budget, plans and design specifications.
- Coordinate, supervise and document details of all Client involved site meetings, create addendums or change orders as required.
- Communication with subcontractors and vendors to ensure all goods and services are available when required.
- **Communication**:
- Act as the main point of contact for project updates. Communicate effectively with clients, contractors, and team members.
**Qualifications/Preferred Skills**
- Ability to read and understand working drawings is essential.
- Project Management Professional Certification, Architectural Technology or Interior Design Technology diploma or _Construction Management and Administration Certificate_. Previous Construction Management or Site Supervisory experience will be considered in lieu of formal certification.
- Proven experience as a Construction Project Manager or extensive site experience and excellent working knowledge of new construction process required.
- Experience in construction estimating.
- In-depth understanding of construction product knowledge, procedures, materials, and project management principles.
- Excellent knowledge of current relevant building codes, regulations, and quality standards.
- Competent in conflict and crisis management.
- Excellent organizational and time-management skills.
- A team player with excellent communication and interpersonal skills.
- Proficiency in Excel, Word, Microsoft Outlook required.
- Knowledge of Microsoft Project an asset.
