**Position Summary**

**Resident Manager**

A Resident Manager is needed to manage a 68-unit condominium apartment located in central Edmonton. This part-time position requires a Manager to live on site and be available to residents throughout the week (some irregular hours required), including responding to emergencies on weekends. In addition to a generous salary, a spacious two-bedroom condo unit and an underground parking stall are provided as a taxable benefit to the successful incumbent.

**Responsibilities**
- The day-to-day management of the property including daily inspections of mechanical equipment; daily visual inspections of common areas; daily checks of building access points and security camera footage; minor repairs and maintenance in common spaces; diagnosing and resolving problems; issuing key fobs; and updating the building directory
- Cleaning common areas (hallways, stairs, front lobby, lobby doors, elevators)
- Responding to emergencies 24/7 and notifying Property Manager of maintenance or security deficiencies
- Conducting or overseeing seasonal systems start-up and shutdown procedures
- Coordinating and monitoring on site trades people
- Periodic testing of emergency support systems
- Informing owners and tenants of Condominium Bylaws and informing Property Manager of bylaw infractions
- Communicating with residents when requested by the Property Manager
- Seasonal grounds work as required

**Requirements**:

- 3 years experience in a similar role, including experience in troubleshooting of building equipment

**Compensation**
- Compensation is based on experience, and is guaranteed to reflect a maximum of $2,000.00 per month, for part-time hours.
- A 2-bedroom apartment (includes heat, water, and power) and underground parking in the building while employed by the Condominium Corporation. Current rental value approximately $1,500/month. Note: this is considered a taxable benefit.
