To represent Lawrence to all stakeholders in a positive and high-quality way. **Major Responsibilities**: **Maintenance and Cleaning** - Clean common areas inside building, including hallways, laundry rooms and lobbies - daily - Inspect hallways, garbage rooms and shutes and stairways - daily - Thoroughly vacuum and clean the building - Deep clean all hallways and stairwells, light fixtures, door frames, stair railings and spindles, fire bells and fire cabinets, laundry rooms, emergency systems - monthly - In-suite cleaning when residents vacate units - Manage incoming repair request, complete minor repairs and escalate when needed - Coordinate vacant suite cleaning and inspections - Manage recycle program and ensure trash receptacles are arranged for various pick-up dates and times - Collaborate with the maintenance team to ensure the grounds and buildings are kept in pristine order - Ensure snow removal during the winter to keep all walkways and building entrances clear and safe - Annual suite inspections for fire safety and general condition - Ensure building security and responding to emergency situations in an urgent manner **Administration** - Manage rent collection and update rent journal - Manage full cycle suite leasing; maintaining wait list if applicable, responding to inquiries, showing available suites, completion and collection of all applicable rental documents, - Preparation and delivery of tenant renewal notices - Maintain parking lists and complete bi-monthly inspections of vacant parking spots - Completion and return of purchase orders - Issue request to repair forms and respond to tenants’ requests for repairs - Inspection and maintenance of Fire Safety Log, maintain weekly and monthly checks and tests to ensure the proper completion for the building as per the Fire Safety Code **Education and Skills**: Must have a minimum of: - Highschool diploma or equivalent - Knowledge of the Residential Tenancy Act - Basic computer skills, including Microsoft office suite (Word, Excel etc.) - Previous experience with Yardi an asset - Health and Safety Training including WHIMIS GHS, Fire Code, Basic First Aid would be considered an asset - Minimum of 5 years’ experience as a building superintendent **Required Skills and Physical Requirements**: - Conflict management - Communication skills to address noise complaints, smoking on premises etc. - Ability to walk, bend, lift up to 50 pounds - Strong confidentiality - Excellent verbal and written communication skills **Resident Superintendent team required for 42 unit residential apartment building in the GTA.** **Successful applicants will have experience in cleaning, renting of apartments, minor repairs, snow removal and knowledge of the RTA.** **Salary and 2 bedroom apartment provided.** Pay: Up to $45,000.00 per year **Experience**: - Superintendent: 2 years (preferred) Work Location: In person
