**JOB SCOPE**

Our Superintendent is responsible for the overall daily maintenance of our 2 buildings and property including the supervision of 2 full-time cleaning staff;
Our Superintendent lives on-site in a condo provided by our Association ;
Our Superintendent will work a normal 40-hour week from 7:00 AM - 4:00 PM Mon-Fri but must be on call and available 24/7 to handle any urgent issues;
**Our Superintendent must**:

- Do all of our preventative maintenance functions where we do not use outside contractors
- Ensure that all regular maintenance contractors are doing their jobs properly and on a timely basis e.g. gardeners, HVAC, elevators, snow removal, etc..
- Do most handyman small repairs and maintenance functions on his own e.g.small plastering/paint jobs, changing lights, adjusting timers, lubricating all motorized equipment, etc.
- Be able to listen to and understand information and ideas presented through spoken words and sentences in English/French.

**JOB QUALIFICATIONS REQUIRED include**:

- A minimum of 3 years experience as a Superintendent.
- Ability to work independently and to develop work schedules and plans.
- Ability to supervise outside contractors while they are on our premises.
- Ability to communicate effectively with Management, Co-owners, Staff and Contractors.

**Salary**: $43,000 plus accommodations
