Building Maintenance Manager

**Purpose and Scope**
This role is responsible for the effective operation and maintenance of assigned properties under the direction of the Property Manager. The duties listed below are a general description of responsibilities of the role and are not intended to be exhaustive.
**Responsibilities**
- Responsible for Inspection of the building exteriors and mechanical systems to ensure that maintenance is being done appropriately.
- Ensuring, as necessary, ongoing in-house repairs and maintenance are completed (i.e., lighting changes, minor plumbing and electrical repairs, adjusting thermostats, minor carpentry).
- Inspect Vacant units weekly.
- Inspecting garbage bins and enclosures daily.
- Respond to day-to-day tenant requests for repairs or maintenance.
- Coordinating and tracking seasonal maintenance tasks in accordance with an annual maintenance calendar.
- Pressure washing various building components as needed.
- Washing exterior windows.
- Replacing outdoor and indoor light bulbs and tubes.
- Working at height on a boom truck or scissor lift.
- Coordinating and monitoring suppliers and contractors on-site. Providing access for service and ensure that work is complete.
- Maintaining logbooks for maintenance as necessary on building equipment.
- Conducting regular interior/exterior, roof and property inspections, and record conditions.
- Programing access cards, changing security access times and other duties related to property security.
- Police parking lots and issuing tickets when necessary. Encouraging transients to move from property, or contacting the RCMP.
- Clean-up of litter as needed to maintain a clean appearance for customers.
- Issuing purchase orders and ordering materials and equipment within a specified value limit.
- Preparing incident reports as necessary.
- Responsible for 24-hour emergency on-call availability.
- Ensure compliance with health and safety legislation and standards.
- Assists with creation and maintenance of operating budgets.
- Prepare monthly building reports for review.
- Other tasks and projects as assigned.
The Building Maintenance Manager will be expected to become familiar with the property, take a pro-active approach to its operations, and complete any other such reasonable duties as may be requested by the Property Manager from time to time.
**Qualifications**
- 2-4 years of similar work experience
- WHMIS, First Aid/CPR, OH&S Level 1 training is an asset, Work at Height training.
- Basic working knowledge of Provincial Building Code & Regulations, Canadian Electrical Code, Provincial Fire Code and Electrical Safety Authority.
- Must provide a clean criminal record check.
- Ability to read and interpret blueprints, schematics and line diagrams.
- Strong customer service and communication skills.
- Able to lift 75 pounds.
- Able to work under pressure and meet tight deadlines.
- Basic computer skills required for reporting.
