The Project Manager will communicate with the Vice President of Construction, Vice President of Operations, Project Director, Superintendent, Project Coordinator, Director of Health and Safety, Project Safety Coordinators and other such Executive Managers as may be appropriate. The purpose of this position is to ensure that assigned projects comply with ITC Systems and Procedures as well as HR policies.
**Responsibilities**:
- Working in conjunction with the Manager Preconstruction Services, the Project Manager will be responsible for preparing and/or overseeing the preparation of the Control Budget.
- The Project Manager may be involved in the Contract Negotiation phase including attending meetings as requested by the Director of Business Development, preparation of written and telephone communications with Owner, Architect and Consultants from concept design through to contract signing.
- Preparation of Letters of Intent for Trades on Construction Management Projects as per standard ITC Contract preparation procedure.
- Consult with Contracts Manager to ensure proper templates of Letters of Intent and Schedules are being used on Construction Management Projects.
- Ensure a copy of each Letter of Intent prepared for CM Projects is forwarded to the Contracts Manager.
- Preparation of Letters of Intent for Trades on Lump Sum Projects as assigned by the Manager Preconstruction Services.
- Ensure a copy of each Letter of Intent prepared for Lump Sum Projects is forwarded to the Contracts Manager.
- Ensuring that each new project is commenced in accordance with Standard Procedure for Project Start-up.
- Development of a project plan in accordance with Standard Procedure for Scheduling and Submittal Control.
- Ensuring that the Final Budget is set up by the Finance Department and that costs are monitored and reported in accordance with Standard Procedure for Cost and Change Order Control and duties outlined herein.
- Tendering, negotiating and preparation of trade contracts and purchase agreements not provided by pre-construction services.
- Day to day management, monitoring and correction of project construction to ensure compliance with the Master Schedule, Control Budget and Contract Documents in accordance with the duties outlined herein.
- Ongoing monitoring and processing of plans, specifications, shop drawings and other submittals in accordance with Standard Procedure for Scheduling and Submittal Control and Standard Procedure for Shop Drawing and Document Control.
- Professional leadership by creating and maintaining good relations and communications between corporate team members, client team members, civic officials and the public in accordance with responsibilities and duties common to all managers.
- Review, action and response on daily project correspondence. Action and completion of project issues from incoming communications through to filing of completed items.
- Receipt, logging and distribution of drawings, specifications, shop drawings, colour schedules, contemplated change orders, change orders, site instructions, consultant reports, concrete tests and material tests, inspection reports and RFI’s (requests for information), in accordance with standard procedures.
- Monthly Cost Forecast and submission of report to Project Director.
- Field inspection of each job site on a regular basis as required ensuring compliance with requirements of the construction contract.
- Checking and approval of monthly invoices for payment.
- Attendance at Client/Consultant Job Site Meetings.
- Finalize the project budget and contract amount.
- Ensure Superintendent has access to signed Contract.
- Review scope of work sections in contracts with superintendent.
**Experience / Qualifications**:
- Bachelor’s degree or diploma in civil engineering, or related field preferred.
- 6-8 years of experience is preferred in the construction field, preferably on high rise residential projects.
- Strong organizational and multitasking abilities. Excellent communication and interpersonal skills.
- Familiarity with construction processes, building codes, and project management software (e.g., Procore, SharePoint)
- Ability to handle complex documentation and maintain accuracy in project tracking.
