Under the general direction of the Supervisor, Property Manager, the Custodian is responsible for performing minor repairs, and maintaining the cleanliness of the seniors apartment building consisting of 60 units at Suomi Koti of Thunder Bay Inc.

**MAJOR RESPONSIBILITIES**:
1. Maintains cleanliness of all common areas including main entrance, public washrooms, activity room, common rooms, laundry rooms, stairwells; cleans floors; vacuums hallway carpets; washes windows and walls; cleans sauna, cleans electrical/mechanical rooms, storage rooms, exercise room, and janitorial room as required, removes garbage from garbage carousel and maintains cleanliness of garbage room, monitors and removes recycling items to bins, etc.

2. Prepares vacant apartments for new tenants; cleans floors, bathroom and kitchen; repairs appliances and performs minor maintenance.

3. Ensures heating and water systems are in good state of repair and maintained. Conduct monthly fire pump test, emergency light test including checking fire extinguishers and hoses, and adjust air make-up system settings, as required.

4. Repairs, removes, replaces and installs electrical hardware including ceiling fixtures, fluorescent ballasts, range hoods, exhaust fans, filters, drain hoses, baseboard heaters, and elements in ranges.

5. Performs plumbing tasks including unclogging drains and toilets, repairing and replacing sinks and faucets, toilets, toilet tanks, stem assemblies, and faucet spouts.

6. Removes, replaces smoke detectors, minor painting, minor carpentry, replaces ceiling tiles, handrails, doors, windows, screens, locks, changes locks, light bulbs, maintains entrance, security and emergency lighting.

7. Maintains outside property; clears garbage and debris, shovel/snow blow walkways/entrances as well as sanding/salting walkways(contractor maintains parking lot)/entrance area’s; power wash walkways, raise and lower Canadian & Finnish flags as instructed, weed trim around pond area, paint outdoor benches as required, trim broken tree branches as needed, keeps shed and garage organized, maintains and operates garbage compactor, and snow blower.

8. May be assigned to respond to after-hours emergency calls.

9. Performs other duties as directed by the Property Manager.

**QUALIFICATIONS**:
**Education/Experience**
- Secondary school diploma.
- College Diploma or Journeyperson qualifications related to building maintenance preferred.
- Three to five years’ direct maintenance experience considered an asset.

**Skills/Abilities**
- Strong communication skills.
- Excellent customer service ability in dealing with the elderly.

**CONDITIONS OF EMPLOYMENT**:

- Must undergo a successful police records check, Type II.
- Use of a vehicle may be required.
- Ability to lift 50 lbs.
