Project Manager

**POSITION OBJECTIVE**

Manages the administrative side of construction projects, with assistance of the Site Superintendent and Project coordinator. Responsible for the success of each project in terms of meeting schedule, budget and quality. Ensures construction and safety standards are met on all projects. Exercises considerable independent judgment and initiative in performing assigned duties. Maintains good relationship with vendors, contractors and clients. Must be dedicated to quality and service.

**JOB RESPONSIBILITIES**

1. Assists the Estimating department in assessing potential projects to develop preliminary estimates and project schedules for proposal purposes.

2. Ensures all necessary permits, insurance and other project documentation are in place before the start of the project.

3. Conducts initial risk assessment in conjunction with the Project coordinator, Operations manager and reviews and monitors risks periodically throughout the project.

4. Conducts detailed bid evaluation and negotiates with trades and suppliers as necessary. Ensures the complete scope is captured by sub trades and suppliers.

5. Issues detailed and accurate information to Project Coordinators to issue

6. Approve all purchase orders and contracts to trade contractors.

7. Completes take-offs and develops a project methodology for each division of the project.

8. Organizes internal project start-up meetings that include Site Superintendent Project Coordinator, Accountant, Operations manager and Construction Manager.

9. Organizes project start-up meetings with Clients (or Representative), consultants and trades. This meeting sets the guidelines for the project including Schedule, timeline for submittals, RFI’s, Change orders, Schedule of Values, invoicing and any other related processes.

10. Ensure the project team is working in compliance with the current set of documents.

11. Ensure quality standards are maintained throughout the construction process.

12. Allocate cost codes, approve and processes project invoices, complying with set deadlines.

13. Process progress claims to the Client

14. Approve timesheets for all jobsite personnel.

15. Follow up to collect payments from Clients.

16. Continuously reviews and maintains control of the project schedule and budget, issuing Notice of Delays, Change Orders, etc.

17. Ensure CSO carries out his/her OH&S and WorkSafe BC responsibilities so as to maintain a safe work site, including: a. Ensuring that all risks to health and safety are identified, assessed, and effectively controlled.

b. Communicating site safety requirements and responsibilities.

c. Ensuring that all employees and trade contractors receive appropriate instruction and training to enable them to carry out their work safely.

d. Providing protection of the public and the environment from Company operations.

8. Process incoming Site Instructions, Field Review reports, requesting clarification when necessary.

19. Review job actual costs reports and suggest corrective actions to the Senior Management

20. Notify senior management of any project delays and recommended corrective measures.

21. Monitor and resolve contract disputes to support the delivery of the project on time and within set objectives.

22. Oversee close-out of project in terms of documentation, permits and final and holdback invoices.

23. Other duties as assigned.

**Salary**: $75,000.00-$120,000.00 per year

**Education**:

- Bachelor's Degree (preferred)

**Experience**:

- Project management: 3 years (preferred)
