Reporting to the Asset Management Director, the Asset Management Analyst will help execute the team’s strategy to grow and drive results within a multi-residential portfolio across Alberta and Saskatchewan. They will conduct asset portfolio analysis, financial analysis on value-add strategies, assist in developing operating budgets, and collaborate with different departments to maximize value.
**WHAT WILL YOU DO?**
- Establish and foster strong relationships throughout the organization as a multifamily asset management expert.
- Oversee and interact with the property management team at Avenue Living Communities; support the operations team in understanding the asset strategy and performance expectations required to achieve financial targets.
- Prepare and present reports on asset performance to the executive team and various stakeholders, recommend and implement approved revisions as necessary.
- Develop pro-formas and budgets to align asset level strategies to corporate goals and valuations; including scenario analysis and sensitivities.
- Gather and interpret detailed market, historical, and asset information including rents, ancillary revenues, operating costs, and margins.
- Develop asset strategy plans for individual properties including long-term plans, projected performance, risk assessment, and market influences. Evaluate alignment of the capital plan and financial targets for the properties.
- Support the investment team with acquisition underwriting and due diligence review. Prepare detailed information on asset performance for executives and the capital markets team.
- Assist with budget preparation; support in setting operational and financial targets that achieve organizational goals; develop and refine assumptions with the property management team; review and refine budgets to improve quality; and prepare presentation materials for field and executive levels.
- Analyze, collect, and present data from various sources, this includes using SQL to gather information from internal software, collect appropriate data from webpages, and other sources.
- Develop and strengthen relationships with industry peers.
- Travel to sites as required.

**WHAT WILL YOU NEED?**
- Prior experience in real estate and/or a strong interest to learn about the industry is required.
- Undergraduate Degree in Finance, Accounting, Data Analytics, or Commerce.
- Advanced Microsoft Office skills, including Excel, PowerPoint, and Word.
- Enrolled or willingness to purse a financial designation is an asset (CFA, CPA etc.).
- Knowledge of SQL, Python, or R considered an asset.
- Experience with Yardi considered an asset.
- Effective communication and team player: developing relationships within the organization is essential. This role relies on successful collaboration across departments with a growth mindset.
- Creative problem-solving and financial acumen: multiple ways to analyze data and solve problems; this role caters to someone who is curious, creative, and a good problem solver who can make suggestions for improvement.
- Passion for real estate: this role is heavily involved in the day-to-day operation of multi-family assets.
- Ability to adapt quickly to changing needs and procedures.
- Attention to detail and strong work ethic.
