We are hiring a **Rental Home Specialist** for our **Regina** portfolio. Working collaboratively with the existing team, the successful applicant will be a professional, highly organized, self-motivated, self-reliant, trustworthy, and customer service-oriented who will succeed in a fast-paced progressive career. They will also enjoy working with people in a team environment and leading with excellence.

You will be responsible for showing available suites, qualifying prospective clients, and successfully negotiating leases to achieve optimal value for Avana while ensuring client satisfaction throughout every step of the customer journey.

On a day-to-day basis, the Rental Home Specialist will report directly to the Team Lead, Rental Home Specialist and Director, Resident Engagement. Organizationally, this role will report directly to the Vice President, Residents.

**Key Responsibilities**:

- The schedule of this role will be **Tuesday to Saturday, 9 am - 6 pm.**:

- Collaborate and work effectively with the Marketing and Communications Division on listings and campaigns to proactively promote vacant suites and campaigns for upcoming projects to prospective residents to Avana’s target audience.
- Proactively search out leads for prospective residents.
- Provide all potential residents with the appropriate follow-up call protocol and proactively qualify prospective residents, while matching them with suites that properly meet their needs and desires.
- Maintain accurate record of KPIs for monthly reporting, inclusive of incoming client inquiries by channel, prospect-to-resident touchpoint, and drop-off statistics.
- Promote, ensure, and maintain a positive resident experience from initial contact, through to possession, as well as effectively transition the relationship to the partnering Property Manager, ensuring we have exceeded their expectations.
- Request online reviews, including Facebook and Google reviews to meet annual KPIs for feedback and customer satisfaction.
- Responsible for a minimum close rate and maximum vacancy + bad debt based on annual defined KPIs.
- Conduct market research on an ongoing basis. Assist leadership and the Marketing and Communications Division in identifying gaps in the strategic plan by studying the target demographic and market trends.
- Attend and represent Avana at various community events and functions.

**Skills and Qualifications**:

- Class 5 Driver’s License with a clean driver’s abstract.
- Possess great customer service, transparent communication, and strong sales skills.
- Preference to work in a fast-paced environment and a commitment to excellence.
- Accuracy and attention to detail, with fantastic organizational, problem-solving, and time management skills.
- Ability to exercise tact and maintain confidentiality at all times.
- Work independently with the ability to be a team player.
- Marketing knowledge/experience would be considered an asset.
- Computer literacy is required. You will be required to use property management and accounting software as well as Google Workspace, Adobe, and Microsoft Office programs. Experience with Yardi is considered an asset as well.
- Proven experience in the real estate/property management industry and a property management license are considered assets.
- Must be legally eligible to accept employment in Canada.

**Compensation Package**:

- **Benefits**:Dental and medical benefits package. 80% of the cost is covered by Avana. Option for the employee to purchase disability and life insurance.
- **Pension**:The Pension Plan will commence in your second year of employment. 2% of salary matched in year two, 3% of salary matched in year three, 4% of salary matched in year 4 and 5% of salary matched in year 5. Avana’s matched portion vests 12 months after the first contribution.
- **Vacation Entitlement**:20 business days per year. Must be accumulated prior to taking them.
- **Annual Bonus**:Opportunity to earn up to 10% of salary as an annual bonus.
- **Probation Period**:The probation period is 90 days from the start date.
- **Criminal Record Checks** are required for all Avana employees prior to being hired
