**JANITORIAL SERVICES SPECIFICATION (Subject to additions/alterations)**

**Monday - Friday 9:00 am - 6:00 pm**

**LOBBY (3)**

Daily
- Clean entrance door glass on both sides and remove marks or smudges
- Dust horizontal surfaces up to a height of 8’
- Vacuum walk off mats and remove spots
- Wash / dust countertops and horizontal surface of furniture, fixtures and ledges
- Wipe clean all door tracks and frames
- Dry and wet mop floors
- Empty garbage/recycle bins
- Tidy up the mailroom area and remove old newspaper and recycling
- Clean/disinfect intercom panel

**ELEVATORS (6)**

Daily
- Clean all interior walls
- Clean glass and leave streak free
- Vacuum /clean elevator door tracks
- Sweep and Mop floors
- Wipe clean outside of doors
- Wipe clean panel buttons inside and out with a disinfectant removing smudges and fingerprints

**ELEVATOR LOBBIES**

Daily
- Sweep and damp mop elevator lobbies
- Disinfect elevator call buttons
- Wipe clean windowsills, doors and glass

Monthly
- Polish elevator door tracks

**GARBAGE ROOM/RECYCLING AREA (4)**

Daily
- Sweep up any spilled litter in the garbage room
- Organize recycling bins so they don’t overflow
- Sort recycling bins and move items where needed

Weekly
- Scrub and rinse garbage room floor
- Rinse recycling bins
- Tidy up garbage loading bay area

**LOUNGE**

As needed/Weekly
- Wipe and disinfect tables and chairs
- Vacuum carpeted floors
- Clean entryway glass ensuring glass is streak free
- Clean and disinfect kitchen equipment
- Sweep lounge balconies and litter patrol
- Dust ledges, artwork and other painted surfaces
- Remove garbage and recycling
- Clean cupboards
- Spot clean walls removing marks

**PUB**

As needed/Weekly
- Wipe and disinfect tables and chairs
- Vacuum carpeted floors

- Clean and disinfect equipment
- Wash floor with disinfectant cleaner and dust ledges
- Clean glass and mirror surfaces leaving them streak free
- Empty garbage cans
- Refill paper towel products and sanitary wipes

**POOL AREA**

Daily/Weekly
- Clean floors around pool and hot tub area
- Scrub any areas around pool and hot tub when required

**WASHROOMS/CHANGEROOMS/SHOWERS**

Daily
- Clean all mirrors leaving them streak free
- Clean fingerprints and marks on doors, light switches and walls using a disinfectant cleaner
- De-scale toilet bowls
- Clean and disinfect taps and dispensers
- Empty waste receptacles, clean and disinfect the interior/exterior and replace liners
- Refill and wipe clean soap, towel and tissue dispensers
- Report defective plumbing (running water, valves, leaks, etc.) to concierge
- Mop floors with disinfectant floor cleaner
- Scrub and remove grime from showers

**COMMON AREA/HALLWAYS/CORRIDORS**

Daily
- Remove finger marks and smudges from vertical surfaces, walls, railings and glass surfaces
- Wipe clean light switches and door handles with disinfectant cleaner
- Dust emergency fire equipment storage

Weekly
- Thoroughly vacuum carpet and remove spots where possible
- Sweep / vacuum stairs and landings
- Disinfect elevator call buttons on all floors

Monthly
- Dust baseboards on all floors

Quarterly
- Dust walls, ceilings, exposed light fixtures and exposed piping above 8’

**PARKADE**

Weekly
- Litter pickup in parkade on all floors

**OUTSIDE PREMISES**

Daily
- Litter pick up outside entire outdoor area

**STAIRWELLS**

Weekly
- Perform a visual inspection for any spills, litter or damage
- Wipe clean all handrails with disinfectants and dust for cobwebs
- Sweep/Vacuum stairwells on all floors

**MISCELLANEOUS ITEMS**

Daily
- Clean and polish kick plates, push plates and thresholds

Weekly
- Clean/spot clean interior windows and door displays

Monthly
- Dust all ceiling fans and ducts
- Dust light fixtures, ceiling vents and areas above 6’ and up to 10’, such as corners and horizontal surfaces
- Check all service rooms, sweep and tidy when needed
- Check all storage rooms, bike rooms and pick up litter

**JANITOR CLOSET**

Daily
- Clean, organize and restock storage room
- Fill out logbook, follow-up with requested comments, report any problems to management and

record 0the time and date
