We are seeking an experienced Live-In Superintendent/Cleaner who is customer service-focused, detail-oriented and hard-working to join our team working for a high-rise Condo Building as a Live-in Superintendent. The building is located in the West End and is maintained & cleaned by two Live-In Superintendents on-site.

This is a non-smoking building and there are no animals permitted on the property unless they are a service animal.

**Position Description**:

- Performs painting & patching repairs and regular maintenance if required
- Daily cleaning throughout the building as per the cleaning schedule
- Responds to owner/resident requests/complaints in a courteous, friendly, prompt and professional manner while on-site, when requested by the Property Manager
- Completes building inspections on a daily basis including exterior site inspections and reports any problems to the Property Manager
- Supervises contractors working on site, ensures scope of work is being completed, reviews and reports to the Property Manager when work is completed
- Maintains and checks operating logs
- Assists the Property Manager and other Superintendent, as required, to efficiently maintain the property
- Maintains suitable inventory of building maintenance and cleaning supplies
- Participates in a rotating emergency after-hours on-call schedule
- Promotes and maintains site safety and security
- Maintains and/or assists in groundskeeping and exterior repairs
- Ensures that work areas and mechanical rooms are clean and properly maintained
- Ensures that all equipment is functioning properly
- Prepares all garbage and recycling bins for pick-up, returns bins
- Ensures that garbage/recycling rooms are clean
- Assist Property Manager and other Live-In Superintendent during monthly building inspections
- Responsible for snow removal at all entrances and sidewalks
- Maintain amenities & garbage room
- Perform emergency cleaning
- Prepare elevators for move-in & move-outs

**Required Skills/Qualifications**:

- High School Diploma or Equivalent
- Minimum 2-year building maintenance experience
- Knowledge of Fire Plan and Workplace Safety Programs
- Minimum 1-year cleaning experience
- Customer focused personality
- Excellent communication skills
- Strong attention to detail and ability to work independently
- Experience with the use of maintaining Condo building mechanical systems
- Knowledge and experience of preventive maintenance techniques
- Prior experience in the Property Management industry considered an asset
- Experience as a Superintendent is preferred
- Criminal record check required
