We are currently looking for an experienced Building Manager / Superintendent (Team) to become an integral part of our Property Management Department. The Building Management position is a live in position and is an opportunity for a working couple to provide the day-to-day maintenance and management at one of our Tricar communities in London, ON

This is a full-time, permanent position and will require the individuals to be flexible in terms of working hours to address emergencies, inquiries and facilitate move-ins. The role also requires that the Building Managers live on-site and will provide a clean, VPS criminal record check.

**Building Manager/ Superintendent (Team) Responsibilities and Duties**
- Cleaning of building; lobby, corridors, stairs, elevators, amenity rooms and vacant suites on turnover
- Knowledge for repairs and general maintenance in suites and common area spaces, manage waste removal
- Monitor, inspect, report on building systems, communicating concerns for further review and/or repair
- Ensure property is safe and free of hazards and be responsible for the health and welfare of our Residents
- Address Resident issues, inquiries and requests on a daily basis; follow up in a timely manner
- Collect monthly rent and outstanding arrears; deliver rent reminders and calls to Residents
- Rental Inquiries - walk ins, or over the phone; book and complete showings, follow up with prospect, complete guest card
- Schedule and complete move-in/move out inspections with incoming and outgoing Residents.
- Schedule and monitor Amenity bookings
- Complete Incident reports in event of Resident incident.
- Understanding and delivery of legal notices (N4, N1, N5, etc.), complete with Certificate of Service
- Attend Landlord Tenant Board Hearings as witness, when required
- Work with Property Manager to assist in building management as per the RTA and office administration duties as requested

**Building Manager / Superintendent (Team) Qualifications**
- Experience in cleaning, building management and leasing of suites (1-2 years preferred)
- Experience managing both rental and condo buildings is an asset
- Understanding of RTA and Legal notices is an asset
- Knowledge of building mechanicals, basic repair, and general maintenance
- Flexibility to work a varied schedule including regular weekends, occasional evenings and on call emergencies
- Physical strength and ability to push/pull garbage bins, shovel and remove snow
- Ability to problem solve effectively, multi-task and prioritize daily tasks to meet deadlines
- Professional communication and presentation to Residents and the public
- Team oriented mindset
- Microsoft Outlook and Yardi Voyageur experience is an asset
