**Responsibilities**
**1. Property Portfolio Management**
- Oversee the management of a regional portfolio, including purpose-built rental, office, retail properties and presentation centres.
- Ensure the effective day-to-day operations of each property, focusing on tenant satisfaction, operational efficiency, and financial performance.
- Implement standardized processes and systems for property management, ensuring consistency across all properties.
- Oversee tenant relations, including lease negotiations, renewals, and issue resolution to maintain high occupancy rates and tenant satisfaction.
- Monitor rent collection, manage budgets, and ensure expenses align with company financial targets.
**2. Team Leadership and Development**
- Lead and mentor community managers, facility/maintenance staff, and administrators to ensure they have the tools and support to succeed.
- Develop training programs for staff to enhance operational efficiency and foster a culture of continuous improvement.
- Collaborate with cross-functional teams (asset management, development, and construction) to ensure alignment across the portfolio.
**3. Operational Excellence & Compliance**
- Ensure properties meet all legal, regulatory, and safety requirements, including those set out in the Residential Tenancy Act of British Columbia.
- Implement preventative maintenance plans, addressing issues with building systems (HVAC, plumbing, electrical) before they become major problems.
- Engage third-party vendors for maintenance or repair services and ensure service contracts meet cost-effectiveness and quality standards.
**4. Budgeting & Financial Performance**
- Develop and manage annual budgets for the properties, focusing on cost management, revenue generation, and operational efficiencies.
- Collaborate with the asset management team to provide financial reports, analyze property performance trends, and identify opportunities to maximize Net Operating Income (NOI)
- Ensure the portfolio meets or exceeds financial performance goals, through effective budget management, operational efficiencies, and tenant retention strategies.
**5. New Property Onboarding**
- Support the onboarding of new properties into the portfolio, particularly our fast-growing residential rental property portfolio.
- Collaborate with the development & construction team to ensure seamless transitions from construction to operational management.
- Establish standardized processes for tenant onboarding, maintenance, and property management systems.
**6. Facility Management & Mobile Maintenance**
- Lead the mobile facility/maintenance team, ensuring the physical condition of all properties is well-maintained and critical systems are running efficiently.
- Develop and implement preventative maintenance programs to reduce operational costs and extend the life of building systems.
- Manage relationships with third-party service providers and vendors, ensuring high-quality and cost-effective service delivery.
**7. After-Hours and Emergency Response**
- Be available to respond to after-hours emergencies, ensuring prompt and effective handling of urgent property issues to minimize disruption and ensure tenant safety.
- Develop and oversee a reliable communication system for emergencies to maintain property safety and tenant security.
- Coordinate with the maintenance and facility teams to handle emergency situations swiftly and efficiently, ensuring properties remain operational.
**About You**
- Bachelor’s degree or diploma in real estate, business administration, or a related field.
- Professional certification (e.g., CPM, RPA) is a plus.
- 5+ years of experience in property management with a strong focus on multi-residential properties.
- Proficiency in Yardi, Rent Café, and Maintenance IQ considered a major asset.
- Knowledge of the Residential Tenancy Act and building codes for British Columbia.
