As the Team Lead, Facility Maintenance, you will be responsible for providing supervision to staff consisting of Millwrights, Plant Maintainers, Plumbers, Carpenters, Electricians, Painters and Maintenance Support employees. In this role, you will also be responsible for receiving and prioritizing monthly maintenance and safety related requests from various internal and external resources including the City of Calgary's Safety and Data Management System (SDMS), 311, PS100, Automated Building Monitoring Systems (BMS) and/or directly from clients for all building systems assets. Primary duties include:
- Provide support and guidance to staff to effectively manage preventative and reactive maintenance programs for all existing Calgary Transit (CT) building systems and fixed assets.
- Maintain a complete understanding of the Collective Bargaining Agreements for IBEW Local 254, ATU Local 583 and Carpenters' Union Local 2103.
- Coordinate, award and oversee involvement of third-party contractors and consultants as required for special project works outside of the technical abilities of internal working group, or to supplement capacity limitations for internal maintenance staff.
- Chair monthly safety meetings and monthly site inspections.
- Oversee approvals for vacation, overtime, scheduling and attendance. Coordinate training requirements.
- Manage employee workloads and capacity limitations, identifying potential staffing gaps and recruitment needs.
- Act as an emergency contact for all operationally critical infrastructure and responds to emergency calls 24/7 coordinating both internal and external resources as required ensuring immediate safety concerns are addressed and interference with CT operations is avoided.
- Monitor invoices submitted to Accounts Payable (AP) to ensure compliance to RFX contractual obligations and with City of Calgary accounting policies and procedures.
- Administer third-party contracts for contractors and consultants, as well as internal Service Level Agreements for maintenance and repair activities.
- Manage Building Systems asset lifecycle replacements and major repairs using third-party contracts for contractors and consultants, as well as internal Service Level Agreements.
- Review, prioritize, and assign maintenance requests to internal and external resources as required through inforEAM for day-to-day reactive maintenance issues throughout all of CT's existing facilities.
- Report quarterly Key Performance Indicators (KPI's) associated with preventative and reactive maintenance work order completion rates and crucial equipment outages that cause operational impacts.
**Qualifications**
- A completed 2-year diploma in Mechanical, Electrical, Civil Engineering or related discipline; OR
- A Red Seal Journeyperson Certificate in a related field.
- At least 8 years of experience in an area related to facility management and operations, leadership, with at least 2 of those years supervising staff.
- Equivalent combinations of experience and education may be considered.
- Experience developing project scope related to technical building systems including but not limited to mechanical, electrical, and base building infrastructure will be given preference.
- A valid Class 5 Driver's License (or provincial equivalent) with no more than 6 demerits and no current suspensions or charges pending.
- Ability to obtain a City of Calgary operator's permit.
- A Blue Seal Journeyperson Certificate in a related field will be considered an asset.
- Intermediate proficiency with Microsoft Excel, Word, PowerPoint, Outlook is an asset.
- Success in this position requires the ability to build relationships and work with various technical consulting services and manage a team successfully.
