**Assistant Superintendent (Full Time) (Live Out) - Toronto, ON**

We are looking for an experienced Assistant Superintendent in multi
- residential property maintenance. The building is a stunning mid-century building surrounded by sprawling gardens in a distinctives area of the city. Easily accessible from the DVP and TTC.

**Job Overview**:
As an Assistant Superintendent, you’ll be responsible for consistently maintaining the cleanliness of all interior and exterior areas of a residential multi-level property to ensure owner and guest satisfaction. General responsibilities will include but not limited to, ensuring the building is operated & maintained in an orderly & efficient manner according to the direction of the Resident Services Manager and Superintendent.

Shift Times: Monday
- Friday: 9:00 AM to 5:00 PM - **On Call every other weekend.**

Location: East
- Central Midtown Toronto, ON

**Your Responsibilities**:
The job duties listed are typical examples of the work performed by an Assistant Superintendent. Not all duties assigned to every position are included, nor is it expected that the Assistant Superintendent will be assigned every duty.
- Assists in the supervision and direction of the cleaning staff.
- Ongoing maintenance of common elements such as paint, plaster & other maintenance repairs as required.
- Assists in the moving of garbage bins on the street for city pick up. Gathers and disposes of rubbish and waste materials by hand or with the use of powered equipment.
- Observes appearances and conditions of premises and equipment; reports needed repairs, safety hazards, or conditions requiring outside vendor services.
- Loads and unloads supplies, handcarts, or power equipment.
- Replaces light bulbs and fuses.
- May perform ground maintenance including removal of snow from front entrances, salting front entrances.
- Ensure that the building and grounds are safe, clean, and presentable.
- Respond to tenant questions, concerns, emergencies, and complaints in a timely & friendly manner.
- Painting and plastering repairs as required.
- Other maintenance items as required.
- Build positive tenant relations and communications.
- Understand and comply with health and safety practices, work instructions and procedures,

**Skills & Qualifications**:

- Have knowledge of standard methods, practices, tools, and equipment of the janitorial service
- Have the ability to follow instructions.
- Ability to operate and use janitorial tools, equipment, and supplies such as floor buffers, vacuum cleaners, and cleaning compounds and solutions.
- Have knowledge of occupational hazards and safety rules and regulations
- Have knowledge of building and property security procedures
- Have the ability to explain instructions and guidelines to others effectively.
- Have the ability to prioritize the work of others.
- Have or will complete the necessary training compliance certificates necessary for this position including but not limited to WHMIS, Fall Arrest, MSDS etc.
- **Must have previous experience in an Assistant Superintendent position, minimum two years.**:

- Must have a valid drivers license and clean driving record.
- Painting and plastering experience. for small repairs and touch-ups.
