**What You'll Be Doing**:
- Managing the construction project to ensure QA standards are met and delivered on time
- Tendering the project to trade contractors
- Negotiating with vendors, suppliers and subcontractors
- Maintaining and monitoring the budgets
- Creating, monitoring and updating project schedules and updating weekly progress plans
- Creating, monitoring and updating look-ahead schedules
- Ensuring that Adi’s quality of work is upheld
- Monitoring the progress of the project and reporting as required
- Tracking/logging daily site activities
- Reviewing and negotiating changes to scope of work, reviewing and managing claims for extra costs from Trade Contractors
- Ensuring that the health and safety project plans are implemented
- Coordinating the trades and contractors and ensuring that they are performing as required
- Assist and coordinate permit procurement
- Collaborate with design team and participate in construction coordination meetings
- Shop drawing review and coordination
- Document control and coordination
- Supervising site staff as required
- Preparing monthly Project Reports
- Maintaining all lines of project communications
- Ensuring the site office is organized and kept to the highest possible standards
- Ensuring construction documents are organized and maintained
- Liaise with the executive team as necessary
- Attend, run all construction and coordination meetings
**What You Bring**:
- Must have at least 8 or more years’ experience in construction as a project manager
- Have a Bachelor’s in Business, Civil Engineering or Construction Management or equivalent Is a MUST (MBA and M. Eng. Preferred)
- Have all necessary certifications like Working at Heights, WHIMIS, First Aid and Basics of Supervision
- Must have taken courses in project management or have PMP designation
- Possess thorough knowledge in designing and building multifamily large scale construction projects
- Can read construction working drawings including and not limited to architectural, structural, mechanical, electrical and landscape drawings
- Have a thorough understanding of both high rise residential and commercial projects
- Must have strong budgeting and scheduling skills and aptitude with scheduling software and project management software is a must
- Are a strong negotiator
- Possess excellent oral and written communication and presentation skills
- Are enthusiastic, energetic and self-motivated
- Are a team player and possess leadership skills
- Are concise and detailed oriented and can manage your own time
- Must possess strong leadership, organizational skills and ability to prioritize tasks within a demanding fast paced environment
- Have strong customer focus, organizational skills, emotional intelligence and ability to manage through change.
- Have strong problem-solving skills
