Full-time, Permanent.

**Hours of Work**:
35 hours per week.

**Work Days**:
Monday to Friday, 9:30am-4:30pm.

**Wage Rate**:
$32/ hour or $58,240 per annum.

**THE ORGANIZATION**:
The Gorge View Society is a non-profit organization offering 166 affordable homes to seniors and families at Chown Place in the Burnside Gorge neighbourhood of Victoria, B.C.

Reporting to the Executive Director, the Housing Operations and Tenant Support Coordinator is responsible for the operations management function at Chown Place including tenant relations, dealing with tenant issues, tenant leases and tenant rent calculation. This position works with Maintenance and Finance to coordinate and monitor rent collection, chargebacks, vacancies, move ins/move outs, and unit repairs and maintenance. The Coordinator supports tenants through collaborative relationships with other non-profit and health organizations. This position also supports the Executive Director.

**DUTIES AND RESPONSIBILITIES**
- Recruit, screen, approve and select new tenants.
- Maintain applicant waitlists and show units to prospective tenants.
- Prepare tenancy agreements, conduct move-in inspections, and orient new residents to Society policies and procedures related to tenancy.
- Administer unit turnovers including move-out inspections.
- Administer annual review of tenant incomes and rents.
- Conduct annual suite inspections.
- Coordinate unit repairs and cleaning with Maintenance.
- Coordinate and monitor rent and security deposit collection and returns with Finance.
- Prepare resident notices and communications.
- Maintain complete and accurate files and supporting documents for each tenancy.
- Respond to and action tenant concerns and requests.
- Maintain an awareness of tenant wellbeing, work with tenants to ensure successful tenancies and facilitate connections with family and community supports as appropriate.
- Establish and maintain compliance with all operating policies and procedures (including Tenancy Agreements) as well as relevant legislation such as PIPA, The RTA & The Societies Act.
- Promote positive tenant-landlord relations.
- Promote the Society to prospective residents and other community organizations.
- Develop and implement health, safety and emergency programs.
- Perform general office duties and other related duties as required.
- Ensures the image and communication of the Society, including the website and social media are monitored and kept current.
- Maintain a safe, clean and fully functioning office space.
- Conduct wellness checks as needed.
- Maintain good working relationships with funders, donors, and partner organizations.

**KNOWLEDGE, SKILLS AND ABILITIES**
Most importantly you are an empathetic, outgoing person with strong attention to detail and a half glass full view of the world.
- Strong understanding and demonstrated experience with general office administration procedures, including word processing, spreadsheet, database software and property management programs.
- Effective interpersonal and written and verbal communication skills.
- Self-directed and demonstrated ability to effectively plan, organize and prioritize work in a changing environment.
- Ability to assess housing needs and conduct sensitive reviews of people and their background to determine eligibility and suitability.
- Ability to deal with people who may be in distress or in crisis by telephone or in person.
- Ability to provide excellent tenant service by demonstrating diplomacy, tact, patience and confidentiality to help clients.
- Understanding of applicable tenancy and privacy legislation.
- Practical knowledge of basic home repairs and maintenance.

**REQUIREMENTS**
- Minimum of two years recent combined administrative management, property management, and tenant relations experience in a similar environment, preferably with experience of BC Housing database and tenancy calculations.
- Prefer a minimum of two years post-secondary education in administration, social services or property management.
- Criminal Record Check.
