**Job description**

**Position Status**

This is a Permanent Full-time position.

**Scope of the Position**

The focus of the asset manager is on the property as a financial asset, and decisions are those that impact a property’s financial performance. In many cases, the asset manager is the representative of the owner and is responsible for selecting a third-party management company and monitoring the performance of that company. In all cases, the emphasis of asset management is on activities that will add value to each property under management. The asset manager always has an eye toward a long-term appreciation of the property as well as short-term cash flow.

**A.** **Duties, Responsibilities, Authority, and Accountabilities**
- Manages and leads the company’s diverse real estate lease portfolio and initiatives.
- Responsible for conducting market and demographic research, as well as leading site selection and property tours with teams and third-party service providers.
- Prepares market and initial site analysis, including trends, competition reports, and general site information.
- Prepares financial analysis to support lease recommendations.
- Negotiates all terms of a lease contract with prospective landlords and partners with the internal legal team to edit lease agreements and necessary legal documents.
- Ensures lease obligations are fulfilled, and documentation and company issues are resolved.
- Manages real estate location inquiries, suggestions, and requests regarding prospective locations as assigned.
- Regularly and efficiently communicates with all parties involved in a project.
- Communicates resource shortfalls to superiors in a timely manner
- Works to establish and maintain relationships with brokers, developers, and landlords.
- Sends lease renewal or terminations 60 days before lease expiration.
- Responsible for monitoring the property management team.
- Renders assistance during acquisition and disposition of properties.
- Models a full lifecycle financial analysis for projects/assets in the portfolio.

**C.** **Reporting Responsibilities and Authorities from Supervisor**
- Reports to Vice President Real Estate & Development

**D.** **Knowledge, Skills, and Experience**
- A minimum of a bachelor’s degree in Finance, Accounting, Business, Marketing, or Real Estate is required, but possessing an MBA is an added advantage.
- Extensive understanding of real estate, with a proven track record of successful real estate transactions across multiple property types is essential.
- Current knowledge of industry trends in real estate and development, and a natural desire to understand specific market characteristics; experience of commercial real estate analysis/asset management experience with an emphasis on office and industrial properties may be required.
- Excellent entrepreneurial skills such as negotiations, approvals, lease analysis, and risks forecasts
- Good organizational and time-management skills.
- Strong team player with solid communication skills.
- High levels of integrity and ability to handle confidential information.
- Ability to work independently within established guidelines and procedures and as a member of a team.
- Willingness to be flexible and adaptable to changing priorities.
- Strong multi-tasking and organization skills.
- Ability to set and manage priorities to meet deadlines.
- Strong people skills and the ability to interact with colleagues and senior management to maintain quality.
- Proficient in MS Office software (Excel, Word, and Outlook).
- Experience working with First Nations is an asset.

**Salary**: $67,648.00-$75,170.00 per year
