**Position Overview**:
Conduct Building Operations and Maintenance of all Building Structural, Mechanical, Electrical, and Plumbing equipment’s. Assures that equipment is being maintained in an energy efficient, safe manner and reducing downtime to a minimum, anticipating any necessary repair. Documenting records of the Service reports. Performs Building inspections and repairs to assigned property, including interior and exterior areas, walls, flooring, roofing systems, lighting, etc. The Building Operator will play a key role in supporting Property Management.

**Responsibilities**:

- Maintain and ensure proper operation of the HVAC, Electrical, Mechanical, Structural, and elevating device components of each property.
- Familiar with the various items of equipment and the methods required to use them properly. This includes Building Automation Systems, Fire & Life Safety Systems, Emergency Generator, and other building related equipment.
- Perform minor plumbing repairs, light bulb changes, battery replacements, installation of dispensers, patching and painting, power washing, garbage pickup, etc.
- Manage various contractors working on each property.
- Complete all service requests in order of importance and update the requests at least daily or on completion of each order request.
- Assist with Building & Environmental assessments and reporting.
- Produce reports on the operation of facilities and maintenance activities as required.
- Recommend maintenance and capital improvements to improve facility operations and increase building energy efficiency.
- Respond effectively to all emergencies both during regular working hours and after-hours when On-call.
- Routine building inspection of equipment for safe operation and proper maintenance, including reviewing operational abnormalities or inefficiencies.
- Complete routine building preventative maintenance checklists.
- Completes preventative maintenance responsibilities and related documentation in accordance with the Preventative Maintenance Program.
- Ensures that existing maintenance or service contracts are enforced, and contractors are adequately supervised and ensure that contractor service levels are achieved as per service contracts.
- Attend to internal and Tenant’s Work requests, and update preventative maintenance records (Angus)
- Assist the Property manager with move-in and move-out inspections, and tenant improvement projects as required.
- Ensures that all Occupational Health & Safety legislation and regulations are being adhered to as per Wesgroup’s Corporate Safety Program
- Portrays a favorable image of the organization as the front-line contact with clients/tenants and sub-contractors, including wearing proper attire and identification.
- Demonstrates excellence, enterprise, and enthusiasm in their association with co-workers and clients.
- Performs other related duties as assigned.

**Qualifications and Knowledge**:

- Minimum of one (1) to three (3) years of relevant experience making repairs to commercial buildings, with customer service experience as well.
- Ability to read and interpret specifications, As-built drawings and other construction related documents.
- General knowledge of construction and maintenance best practices.
- Possess superior organizational skills to prioritize workload, time management and critical thinking skills.
- Knowledge in Microsoft office is an asset.
- Self-motivated and adaptable with a strong willingness to learn and be challenged.
- Must possess a valid class 5 driver’s license with a clean driving.
- Ability to walk long distances, stand for long periods of time, and lift to 50 pounds.
- Must know how to use Power tools and Hand tools.

Expected Compensation
- The expected salary range for this role is $65,000 - $75,000 per annum. Actual offered salary will depend on individual experience, qualifications, geographic location, market conditions for the role, and internal equity.
