Maintenance Worker

Maintenance and Facility Manager

The Maintenance Worker is directly responsible to the Maintenance and Facility Manager for the performance of required maintenance duties for Saint Luke’s Place buildings and contents.
The Maintenance Worker effectively and efficiently completes daily assignments related to the delivery of both maintenance, environmental, and security services to the residents and tenants of Saint Luke’s Place.
**QUALIFICATIONS**:
- Minimum grade 12 education (Ontario);
- Excellent verbal and written communication skills
- Demonstrated experience with repairs and maintenance in the areas of: plumbing, electrical, HVAC, equipment & building systems, construction, renovations.
- Previous related experience
- Familiar with Ontario Fire Code, Health, and Safety legislation
- Experience in physical plan/grounds maintenance
**REQUIREMENTS**
- Familiarity with Long Term Care Facilities Program Standards, the Long-Term Care Homes Act, the Retirement Homes Act, the Residential Tenancies Act and other applicable legislation and regulations;
- Physically able and capable of performing a wide variety of maintenance tasks. Oversees maintenance of plumbing, heating and cooling, refrigeration, electrical and communication systems
- Demonstrated strengths in preventive maintenance, budgeting and costing, and quality control; loss prevention
- Familiar with Auditing process within Maintenance Services;
- Able to prioritizes tasks, meets deadlines.
- Excellent written and oral communication skills
- Proficient computer skills (Microsoft office)
- Excellent interpersonal skills in dealing with staff, residents, families, etc.
- Physically able to receive and store departmental stock/supplies and maintenance repairs (involves lifting, pushing, pulling);
- Strong leadership ability, and experience managing a team
- Fluency in spoken and written English.

**MAJOR DUTIES AND RESPONSIBILITIES**
**Preventative Maintenance Program**
- Regular systematic test and inspections of all equipment at set frequencies accompanied by proper documentation as outlined in Home's Maintenance Policies
**Painting and decorating**
- Interior and exterior surfaces of building per Maintenance Policy M-230 and the Ontario Fire Code.
**Ontario Fire Code**
- Inspections, checks and documentation per Maintenance Policy M-230 and the Ontario Fire Code.
**Repair Work**
- To the building, the electrical and mechanical equipment.
- To major and small appliances.
- To resident and tenant owned items.
**Relief Duties**
- Cover for other personnel as scheduled or required.
**Organization of Parts & Maintenance Equipment**
- Knowledge and control of parts inventory and storage arrangements.
- Proper care, use and storage of tools and equipment.
**Effective Communicator**
- Respects the organizational chart and promotes teamwork.
- Participates in interdisciplinary committees as authorized.
- Develops good working relationships with residents, tenants and staff.

- Knowledge of departmental Policy and Procedure Manual, Fire Safety role/responsibilities.
- Attendance at in-service education sessions and planned training events.
**Health and Safety**
- Observes and works within the guidelines of the Health & Safety Program, including proper reporting of accidents, and participation in Early and Safe Return To Work plans (Workplace Safety and Insurance Act).
- Development of safe work habits.
- Wears prescribed personal protective equipment.
**Miscellaneous Responsibilities**
- Equipment and supplies moving, loading and unloading, storage.
- Waste and Refuse removal
- Landscaping duties as assigned.
- Snow clearing and de-icing
- Air conditioner installation and removal as scheduled
- Other responsibilities and tasks deemed appropriate by the Maintenance and Facility Manager
**Saint Luke's Place Expectations of Maintenance Staff**
- The Maintenance worker forms a major part in the multi-disciplinary system of our resident and tenant care program.
- First priority is always meeting people's needs in a cooperative way with fellow employees. The unique role of the Maintenance Worker is his facility wide involvement in all areas of service relating to maintaining all aspects of the physical structure, furnishings and equipment.

- Working closely with other departmental staff, ensure that appropriate internal controls are followed, and foster an environment of continuous quality improvement at Saint Luke’s Place.
