**FULL TIME BUILDING OPERATOR - HRM**

As a member of a professional and growing real estate management company, you will be based in HRM (Halifax Regional Municipality) and will be responsible for the Building Operator function on a busy portfolio of commercial properties located in HRM and surrounding area. As the Building Operator, your main objective will be to inspect properties under management to ensure the properties are in good condition, hazard free to tenants and visitors and coordinate the efficient operation of the buildings in accordance with the approved property budgets. You must have a positive, professional approach in planning, scheduling, communicating, and organizing the activities of your position. You will report internally to the Property Managers. The day to day role is as follows but not limited to:

- Completion of day to day maintenance duties including minor electrical/plumbing; visual checks of mechanical, life safety and other building systems; general property repairs; and other duties as assigned. (training to be provided)
- Work with the Property Managers to oversee preventative maintenance programs, building repairs, and operating / maintaining all building equipment and systems.
- Supervise building trades / contractors; confirm that they are insured and have proper WSIB coverage; confirm that work is being completed in a first-class manner and to code in adherence to JOHS requirements.
- Communicating and interacting with tenants in a manner that best promotes tenant retention and to report accordingly to your Managers.
- Work with the Property Managers to ensure that tenant needs are being met.
- Work with the Property Managers to coordinate and follow up on construction projects and tenant renovations.
- Parking lot operations / enforcement, and ensure that snow removal contractors attend to parking lots / sidewalks on a timely basis.
- Respond to afterhours calls.
- Effective communication to managers of issues/observations/etc.

**Experience required**:

- A valid Driver’s License have your own vehicle and be available to travel to the various areas where the properties are located. Mileage will be reimbursed.
- Prior commercial building operating experience is an asset.
- An aptitude and understanding of building operations systems including HVAC, life safety, electrical, plumbing is an asset.
- Must be flexible in taking on the various duties on a day-to-day basis.
- Must hold or be eligible for security clearance to allow for access into Government tenant premises.
- Work both independently and as part of a larger team.
- Strong computer skills are an asset.
- Excellent customer service and communication skills.
