AWM has recently enjoyed a very rapid level of growth over the past few years and has evolved from being a dominant neighborhood Real Estate firm in Greater Vancouver to becoming one of the most active firms in Canada.
**We are looking for a full-time caretaker / building manager for one of our strata buildings. _This position is NOT a live-in caretaker position._**
**Duties & Responsibilities**:
Caretaking & Building Management
- Perform daily inspections of all service rooms [mechanical, electrical, sprinkler, elevator, etc.], base building equipment [mechanical, elevators, fire panel, doors, parkade gates, toilets, sinks, etc.], and other common property, note concerns and recommend and / or take corrective actions, as authorized;
- Report concerns to the Manager;
- Patrol Property, including exterior, interior, stairwells, parkade, etc.
- Call 911 for the removal of any trespassing individuals from the Property;
- During the hours of the janitorial trade, notify their staff of any areas requiring emergency cleanup and debris removal;
- Attend to any emergency cleanup of and debris / litter removal from both the interior and exterior of the Property
- Replace burnt out bulbs, as required;
- Test generator [once per month];
- Hose down and / or power wash exterior and waste enclosure, as required;
- Manage the issuance of fobs [by tagging pre-programmed fobs with information such as unit number and name and handing them over to the required parties] and de-activation of fobs;
- Review surveillance cameras for any incidents and save footage, as necessary;
- Review of the weather reports / forecasts and plan for salting of the exterior perimeter of the Property whenever the temperature drops below 0 degrees Celsius.
- Review of the weather reports / forecasts and plan for snow removal from the exterior perimeter of the Property during the winter months, as necessary; however, at the minimum when snowfall of more than 2 inches is expected;
- Support and assist in the resolution of problems and other issues arising from day-to-day operations; and
- Report any shortfalls in the performance of trades to the Manager; and
Emergency
- Respond to emergencies and notify the Manager immediately;
- Permit entry of emergency personnel and contractors into building and/or rental units to preclude loss of life or damage to property;
- Remain at the scene (at a safe distance) to provide a resource for emergency personnel and owners, tenants, and occupants; and
- Oversee follow-up procedures.
Contractors
- Schedule and coordinate the work of contracted maintenance on the premises, as instructed by the Manager;
- Observe and check work in progress to ensure quality and safety standards are met and clean-ups are carried out; and
- Assist trades / contractors with access, identify the areas of concern, and entry to rental units, only if pre-arranged and authorized by the tenant in writing.
Decision Making
- Make decisions and recommendations within authorized limits, safety regulations, and established guidelines and procedures;
- Exercise initiative in completing recurring work and agreed upon projects and assignments independently;
- Use judgment in determining which of many methods is applicable in any given situation; and
- Engage the Manager on non-routine events and issues.
Communication / Reporting
- Maintain up-to-date logs of daily events that take place at the Property, including regular maintenance and repairs;
- Provide monthly activity report to the Manager at the end of each month;
- Monitor and respond to text messages and / or calls on emergency matters; and
Responding to Calls/E-mails
- Return calls within one hour of receipt, if possible; and
Ability to commute/relocate:
- Vancouver, BC: reliably commute or plan to relocate before starting work (preferred)
**Experience**:
- caretaking: 1 year (preferred)
