Garage Division Manager

**Job Summary**

The Garage Manager is responsible for overseeing all aspects of the project. This includes customer service to the client, site visits to determine the extent of the project, contacting the trades and determining component costs for the budget. They will also provide follow up customer service for customer satisfaction. They will head the four-person team of designers and salespersons that can provide a variety of garage, shop or suite projects from concept to construction.

Customer service is extremely important to Northland so we can create an environment where the owners and sales team know what is happening each step of the way and can have their questions answered as soon as possible. This will allow for good working relationships with the owners to ensure everything is clear and to minimize any confusion or frustration. It also builds on our referral business, which allows Northland to work with committed clients. Our service also includes educating the novice customer builder in the process of construction steps and techniques.

Scheduling is important for the project as it sets the tone at the beginning. The Garage Manager will work with the Garage Scheduler and Truss delivery scheduler to determine schedules and plan the required work. This includes working with the trades to determine upcoming work, issuing purchase orders, assisting with any issues that may arise during construction and contacting customers throughout the process.

Budgets for each project will be provided by the Garage Design & Sales Manager at the time the project is awarded. The Garage Manager, with the assistance of the Garage Scheduler and Designer and sale staff, will use this budget as a guideline for pricing to work with the trades to ensure profitability for all parties. This also includes providing feedback on pricing to the Garage Design & Sales Manager to incorporate into future estimates.

The Garage Design & Sales Manager is responsible for the design of garages and garage suites based on the customers’ needs & providing a positive and transparent sales experience as well as managing design, scheduling and site management and sales staff.

The Garage Manager has sales team support and will help them with design, contracts, client advisory and meetings, as well as site visits and Project Management when required. The Garage Manager and General Manager are responsible for hiring and training the garage team as required.

This is a Monday to Friday 8-5 position. Some weekend or evening time may be required to accommodate client and trade schedules and complete reporting.

**Duties & Responsibilities**
- Create garage and garage suite designs by determining customer needs based on their input & feedback and based on the engineering requirements, governing bylaws & building codes.
- Meet with customers to discuss their evolving needs, site visits required
- Prepare and execute client contracts including disclaimer and notes of interest
- Adjust contracts and designs with Change Orders to meet the changing needs of clients
- Work with Project Manager to ensure design is implemented correctly
- Oversee and manage the design and sales staff to ensure design has been implemented with all contract components as per quote.
- Maintain an organized and accessible file system so all team members can access and cover for each other.
- Use available data to accurately forecast sales and set appropriate performance goals
- Complete market research and monitor competitors to adjust sales and marketing strategy for maximum success
- Compile daily lists of leads and delegate individual leads to sales team associates for follow up
- Deliver excellent customer service that ensures ongoing sales and high levels of customer satisfaction
- Develop and maintain positive relationships with key clients, including negotiating and closing contracts
- Maintain the goals and objectives of the Quality Management System
- Follow up with clients. Keep all process transparent. The ability to educate the client in the ongoing process is key to customer satisfaction.
- Provide administrative assistance to executives and management team members as required

**Qualification**
- Technical Diploma in Architecture, Design/Drafting, Construction Engineering or related field
- Experience with AutoCAD and or MiTek Software an asset
- Comprehensive experience with **Microsoft Office** as this is a daily use
- Knowledge of construction terminology, building technology and local codes.
- Advanced communication skills
- Strong decision-making abilities
- Ability to multitask and switch focus quickly and seamlessly
- Ability to do material take-offs
- Will travel to job sites to assess site and job components and costs.
- Must have own vehicle.
