Reputable Homebuilder looking for a full-time Contracts Administrator
Skills Required / Preferred:
- Good working knowledge of Microsoft Office, Excel, Word and Windows Proficient
- Has a good handle on spreadsheets and costing as well as a great understanding of construction drawings
- Good Communication Skills
- Good Negotiation Skills
- Must work well with others
- Has experience in the construction industry
Job Duties:
- The contracts administrator co-ordinates with the architectural manager to deliver preliminary and final budgets for hard construction costs only. As well he/she will foster outside relationships with suppliers, distributors, manufacturers, and skilled trades. They will ultimately oversee the purchasing of approximately $80 million in supplies and construction materials on an annual basis, and in the timelines necessary to supply the construction program.
- Liaises with the sales and marketing department to negotiate the Schedule A and prepares it for tendering.
- Prepares outline specifications on a trade by trade basis, based on the approved Schedule A
- Determines the major suppliers
- Coordinates with the architectural manager to ensure that all final architectural drawings are posted either on the website or the server for trades to access.
- Collects all the tenders and organizes them in a spreadsheet form allowing for easy comparison
- Liaises with principals and makes tender awarding recommendations based on price, workload, type of project, trade capability and volume that can be produced.
- Meets with all trades and negotiates on price, timing, length of contract, payment schedules and amount of forces necessary for optimum performance within the construction guidelines
- Oversees the preparation of the contracts and administration, checks contracts after signatures to ensure that additions by the trade are within scope originally set out
- Liaises with Décor Centre Manager and their admin team to deliver proper pricing for all upgraded items sold in the Décor Centre.
- Troubleshoots when there are conflicts with product or supply issues
