**Summary**:

- Oversee the day-to-day operations of strata corporations. This includes:

- responding to owners and strata council members in a timely manner;
- acting on instructions from the strata council; and
- negotiating with and coordinating schedules of tradespeople.
- Coordinate maintenance, repairs, and renovations for strata corporations.
- Develop and manage budgets for strata corporations.
- Prepare for and facilitate meetings of the strata corporation (Council meetings, Annual General Meetings, Special General Meetings, etc.)
- Ensure compliance with strata laws and regulations.
- Liaise with internal staff on monthly financials.
- Assist other strata managers during periods where your portfolio has a lighter workload.

**Required Skills and Qualifications**:
To be an effective strata manager, you need a variety of skills and qualifications. You must be able to work with many people of diverse backgrounds in a professional manner. This means the following are must-have qualities for all of our strata managers:
1. A valid Strata Management license.
2. Strong communication skills - both verbal and written.
3. Interpersonal skills and the ability to de-escalate difficult situations.
4. The ability to prioritize, manage competing priorities, and meet strict deadlines.
5. Knowledge of relevant strata laws and regulations.
6. The ability to work well both independently and as part of a team.
7. Proficiency in Microsoft Office is required.
8. Must have a valid BC driver's license and full-time access to a vehicle.

While you will not be responsible for preparing financial statements for the strata corporations that you manage, you will be responsible for preparing budgets for those strata corporations. You must also be able to answer questions related to both insurance and the financial statements of the strata corporations that you manage. Houghton Realty will provide training and support in these areas, but knowledge and experience related to accounting, budgeting, and/or bookkeeping is an asset.

**Benefits & Pay**:
Compensation will vary between $65,000 and $80,000 annually depending on your experience and the number of strata lots that you would like to manage. The more strata lots and buildings that you would like to manage, the more you will be compensated. However, it will also be more work for you to ensure that Houghton Realty’s service standards are maintained. No strata managers at Houghton Realty are permitted to manage more than 750 strata lots and/or 10-12 buildings.

Medical and dental benefits are provided after a 3-month probationary period.

As our foremost commitment is to service, we carefully monitor each strata manager’s portfolio to ensure that nobody is given more to manage than they can handle. We also expect all strata managers to provide excellent service to all of our clients.
